40 - P-R PUBLIC RESERVE DISTRICT
The public reserve district P-R is a special use classification to provide for the retention of lands necessary for open space, parks, playgrounds, and public facilities.

The following uses are permitted in the P-R district:
(1)
Public buildings;
(2)
Educational institutions and churches;
(3)
Public libraries, art galleries, and museums;
(4)
Public parks, playgrounds, tennis courts, and other recreational uses;
(5)
Golf courses and related facilities; and
(6)
Cemeteries.

Secondary uses in the P-R district are as follows:
(1)
Accessory uses in the same buildings incidental to the permitted uses and necessary for the conduct of the permitted uses;
(2)
Parking lots and garages and landscaping accessory to permitted uses.

Conditional uses in the P-R district shall be single-family dwellings.

Off-street parking shall be provided in the P-R district in accordance with the requirements of Section 18.68.020.

(a)
Minimum Lot Area. A lot in the P-R district shall have area sufficient to satisfy the requirements for a minimum yard and off- street parking requirements as required by this title.
(b)
Minimum Lot Dimensions. There are no minimum lot dimension requirements.
(c)
Minimum Yard Requirements. Yards shall be as follows:
(1)
Front yard, thirty feet. Buildings on corner lots shall observe the front yard setback on both streets;
(2)
Side yard, thirty feet;
(3)
Rear yard, thirty feet.

There are no limitations, provided, all sections of this title are satisfied.

The maximum height of buildings shall not exceed fifty feet.
