CHAPTER 18

16 - R-100 LOW DENSITY RESIDENTIAL DISTRICT

18.16.010 - Description.

The residential use district R-100 is a residential use classification requiring the lowest density of population within the city, providing protection against hazards, objectionable influences, building congestion and lack of light, air and privacy.

18.16.020 - Permitted uses.

The following uses are permitted in the R-100 district:

(1)

One-family and two-family dwellings;

(2)

Court apartments;

(3)

Parks;

(4)

Golf courses.

18.16.030 - Secondary uses.

The secondary uses permitted in the R-100 zone are:

(1)

Accessory buildings provided they are set back at least forty feet from dedicated right-of-way at the front property line;

(2)

Home gardens and gardening of vacant land;

(3)

Home occupations in one-family and two-family dwellings (see Section 18.52.100);

(4)

The keeping and raising of livestock and fowl not including goats, sheep and swine, for private use; provided, they are not kept on a tract of land smaller than forty-thousand square feet; and, further provided that all sheds and barns shall not be located less than one hundred feet from any public right-of-way or property held in different ownership; and

(5)

Garages, provided that they comply with Ch. 18.56 regarding setbacks.

18.16.040 - Conditional uses.

Conditional uses in the R-100 zone are:

(1)

Hospitals, sanitariums, and institutions for philanthropic or eleemosynary purposes other than correctional;

(2)

Public buildings;

(3)

Day nurseries;

(4)

Schools and churches; and

(5)

Residential planned unit developments.

18.16.050 - Off-street parking.

Off-street parking shall be provided in the R-100 district in accordance with the requirements of Section 18.68.020.

18.16.060 - Minimum requirements.

(a)

Minimum Lot Area. Minimum lot area shall be as follows:

(1)

One-family dwellings shall be located on a lot having a total area of not less than ten thousand square feet.

(2)

Two-family dwellings shall be located on a lot having a total area of not less than fifteen thousand square feet.

(3)

Court apartment dwellings shall be located on a lot having a total area of not less than twenty thousand square feet.

(b)

Minimum Lot Dimensions. There shall be an average lot width of not less than seventy-five feet.

(c)

Minimum Yard Requirements: Main Building or Structure. Yard requirements for the R-100 district shall be as follows:

(1)

Front yard, twenty-five feet;

(2)

Side yard, ten feet shall be provided for each side yard, except in the case of a corner lot, where the side yard on the flanking street shall not be less than twenty feet;

(3)

Rear yard, twenty-five feet.

18.16.070 - Percentage of lot coverage.

All buildings including accessory buildings or structures on any lot in an R-100 district, exclusive of patios with open lattices or similar roof construction, shall not cover more than thirty-three percent of the area of the lot.

18.16.080 - Maximum height of buildings.

No building in the R-100 district shall be more than two and one-half stories or thirty feet in height, whichever is lesser.

18.16.110 - Access.

Every lot shall abut on a street dedicated for public use or on a private drive improved to acceptable city standards.
