CHAPTER 18

20 - R-57 MEDIUM DENSITY RESIDENTIAL DISTRICT

18.20.010 - Description.

The residential use district R-57 is a residential use classification permitting a higher density of population with a high degree of protection from hazards, objectionable influences, building congestion and lack of light, air and privacy.

18.20.020 - Permitted uses.

Permitted uses in the R-57 district are:

(1)

One-family dwellings;

(2)

Two-family dwellings; and

(3)

Court apartments.

18.20.030 - Secondary uses.

Secondary uses in the R-57 district are as following:

(1)

Accessory buildings provided they are set back at least forty feet from dedicated right-of-way at the front property line;

(2)

Home gardens and gardening of vacant land;

(3)

Home occupations in one-family and two-family dwellings (see Section 18.52.100); and

(4)

Garages, provided that they comply with Ch. 18.56 regarding setbacks.

18.20.040 - Conditional uses.

Conditional uses in the R-57 district are:

(1)

Public buildings;

(2)

Day nurseries;

(3)

Schools and churches; and

(4)

Residential planned unit developments.

18.20.050 - Off-street parking.

Off-street parking shall be provided in the R-57 district in accordance with the requirements of Section 18.68.020.

18.20.060 - Minimum requirements-Main building or structure.

(a)

Minimum Lot Area. The minimum lot area shall be as follows:

(1)

One-family dwellings shall be located on a lot having a total area of not less than five thousand seven hundred sixty square feet.

(2)

Two-family dwellings shall be located on a lot having a total area of not less than eight thousand six hundred forty square feet.

(3)

Court apartments shall be located on a lot having a total area of not less than eleven thousand five hundred twenty square feet.

(b)

Minimum Lot Requirements. Yards shall be as follows:

(1)

Front yard, twenty-five feet;

(2)

Side yards, totaling not less than twenty feet. Side yards may be adjusted to as much as five and fifteen feet to allow for the driveway or the advantageous use of the lot. Side yards used for a driveway shall be at least ten feet wide. On a corner lot, the side yard on a flanking street shall not be less than fifteen feet;

(3)

Rear yard, twenty feet.

18.20.070 - Percentage of lot coverage.

All buildings including accessory buildings or structures on any lot in an R-57 district, exclusive of patios with open lattices or similar roof construction, shall not cover more than thirty-three percent of the area of the lot.

18.20.080 - Maximum height of buildings.

No building in the R-57 district shall be more than two stories or twenty-five feet in height, whichever is lesser.

18.20.100 - Signs.

(See Section 18.52.140).

18.20.110 - Access.

Every lot shall abut on a street dedicated for public use or on a private drive improved to acceptable city standards.
