Maintenance and expansion of manufacturing in Cosmopolis is seen as beneficial to the city; but, since industrial facilities can have severe impacts on an area, the planning commission feels conditions are necessary to insure social and physical as well as economic well-being for the city.

The following permitted uses will be defined by their two-digit Standard Industrial Classification (S.I.C.) code number:

Secondary uses in the M district shall be as follows:
(1)
Parking lots and garages accessory to permitted uses;
(2)
Storage, warehousing, and wholesaling accessory to a permitted use;
(3)
Sals, professional, managerial and other offices accessory to a permitted use;
(4)
Waste treatment facilities accessory to a permitted use;
(5)
Caretaker facilities accessory to a permitted use;
(6)
Cafeteria and similar worker services accessory to a permitted use;
(7)
The development of landscaped areas for the purpose of beautification;
(8)
On-site hazardous waste treatment and storage facilities as an accessory use to any activity generating hazardous waste and lawfully allowed as a permitted or conditional use in this zone, provided that the hazardous waste treatment and storage facilities meet the state siting criteria adopted pursuant to the requirements of RCW 70.105.210.)

The following conditional uses will be defined by their two, three, or four digit Standard Industrial Classification (S.I.C.) code number, whichever number of digits are listed except for (20) below which will be described by the description in Subsection (20):

Off-street parking shall be provided in the M district in accordance with the requirements of Section 18.68.020.

(a)
Minimum Lot Area. There are no minimum lot area requirements.
(b)
Minimum Lot Dimension. There are no minimum lot dimension requirements.
(c)
Minimum Yard Requirements. No front yard is required for any property fronting on a dedicated street having a width of less than eighty feet or more. For a property fronting on a street having a width of less than eighty feet, the front yard shall be established by measuring back forty feet from the centerline of the dedicated right-of-way.

No less than five percent of the total property area shall be devoted to well-maintained hedges, plants, trees or other greenery along the street frontage. Further landscaping may be adjacent to buildings or border the property or may serve to channel traffic within the required off-street parking and a layout plan shall be submitted to and approved by the building department.

There are no building height limitations.

Signs in the M district shall comply with the provisions in Section 18.52.140 of this title.
