10-5-2: PURPOSE:
The purpose of the A1 District is to provide for residential and agricultural activities associated with farming or livestock production, and to provide for protection of resources such as forested areas, waterways and areas of unusual scenic value and, at the same time, to provide for rural residences on large lots for those who choose a rural environment and to prevent the untimely scattering of more dense urban uses which should be confined to areas planned for efficient extension of public services. 10-5-3: PERMITTED USES:
The following uses are allowable in an A1 District:
Advertising sign or billboard when located at least fifty feet (50') from any R district and in compliance with the regulations of the Department of Transportation, State of Illinois.
Agricultural activities. Commercial agriculture including the raising, growing, housing or other development of livestock and crops (including, but not limited to, cattle, swine, horses, or poultry) for commercial purposes, which uses shall be approved by the Illinois Department of Agriculture, if required by applicable law.
Existing railroad right-of-way, not including switching, storage, freight yards or siding.
Greenhouse or nursery.
Home occupation.
One-family dwelling and mobile homes.
Park, playground or forest preserve, school (public or private), golf course or country club (but not miniature golf course or practice driving tee operated for commercial purposes).

10-5-4: AREA, HEIGHT AND SETBACKS:
A. Lot Area: No lot, tract, or block of land zoned A1 shall be less than two (2) acres in area.
B. Building Height: Buildings and/or structures constructed in the A1 District may be of any height and size.
C. Setbacks: There shall be compliance with the setback requirements set forth in chapter 9 of this title. (Ord. 487, 1-7-2002, eff. 2-6-2002)
10-5-5: OFF STREET PARKING:
