CHAPTER 8

M-1 LIGHT INDUSTRIAL DISTRICT

10-8-1: REGULATIONS ESTABLISHED:

The regulations set forth in this chapter, or set forth elsewhere in this title when referred to in this chapter, are the regulations in the M-1 Light Industrial District. (Ord. 487, 1-7-2002, eff. 2-6-2002)

10-8-2: PURPOSE:

The purpose of the M-1 District is to provide sufficient space in appropriate locations for certain types of business and manufacturing, relatively nonoffensive, in modern buildings with landscaping. (Ord. 487, 1-7-2002, eff. 2-6-2002)

10-8-3: PERMITTED USES:

A building or premises shall be used only for the following purposes:
Any use allowed in the B-1 District.
Generally, those light manufacturing uses similar to those listed below which do not create any more danger to health and safety in surrounding areas and which do not create any more offensive noise, vibration, smoke, dust, lint, odor, heat or glare than that which is generally associated with light industries of the following specifically permitted types:
A.   Manufacture or assembly of medical and dental equipment, drafting, optical and musical instruments, watches, clocks, toys, games, and electrical or electronic apparatus.
B.   Manufacture or assembly of boats, bolts, nuts, screws and rivets, ornamental iron products, firearms, electrical appliances, tools, dies, machinery and hardware products, sheet metal products, and vitreous enameled metal products.
C.   Beverage blending or bottling, bakery products, candy manufacture, dairy products and ice cream, fruit and vegetable processing and canning.
D.   Manufacture of rugs, mattresses, pillows, quilts, millinery, hosiery, clothing and fabrics; printing and finishing of textiles and fibers into fabric goods.
E.   Manufacture of boxes, furniture, cabinets, baskets, and other wood products of similar nature.
F.   Compounding of cosmetics, toiletries, drugs, and pharmaceutical products.
Accessory uses.
Banks, drive-in or otherwise.
Dwellings for resident watchmen and caretakers employed on the premises.
Offices and office buildings.
Photographic processing or blueprinting.
Printing and publishing.
Railroad right-of-way or spur tracks.
Signs as permitted in the B-1 District.
Wholesale merchandising or storage warehouses. (Ord. 487, 1-7-2002, eff. 2-6-2002)

10-8-4: HEIGHT, AREA, AND SETBACKS:

The height and area regulations and setback requirements set forth in chapter 9 of this title shall be observed. (Ord. 487, 1-7-2002, eff. 2-6-2002; amd. 2017 Code)

10-8-5: OFF STREET PARKING AND LOADING:

Off street parking and loading spaces shall be provided in accordance with the requirements for specific uses set forth in chapter 11 of this title. (Ord. 487, 1-7-2002, eff. 2-6-2002; amd. 2017 Code)
