ARTICLE VI

A Senior Citizen Housing Option Zone

§ 228-42.1 Permitted uses.

Permitted uses shall be:
A. 
Senior citizen housing complex.

§ 228-42.2 Permitted accessory uses.

Accessory uses and structures permitted shall be:
A. 
Recreational facilities.
B. 
Health care facilities.

§ 228-42.3 Prohibited uses.

Prohibited uses and buildings shall be:
A. 
Any uses and buildings not listed in §§ 228-42.1 and 228 42.2 above.
B. 
Professional occupations.
C. 
Parking of trucks or other commercial vehicles and trailers as restricted in § 228-224C.
D. 
Mechanical amusement devices and mechanical amusement facilities.
E. 
Sex clubs and massage parlors.
F. 
Newspaper Vending Machines. (Repealed 1-8-90 by Ord. No. 89-94)
G. 
Limousine or livery service.
H. 
Storage yard for wreckers and damaged or disabled vehicles associated with a wrecker operation.

§ 228-42.4 Density.

Maximum Gross Density:
A. 
Not to exceed 36 units per acre. The Planning Board shall determine appropriate site density upon site plan review after consideration of the following land use concerns.
1. 
The nature and extent of the impact of the development on the surrounding neighborhood.
2. 
The nature, extent and adequacy of active and passive recreation areas and facilities.
3. 
The provision of site improvements adequate for the permitted use.
4. 
The adequacy of off street parking and loading areas.
5. 
The suitability and provision of barrier free improvements for residents of the development.
6. 
The adequacy of vehicular and pedestrian traffic circulation to, from and across the site.
7. 
The adequacy of access for fire and other emergency vehicles.
8. 
The provision of adequate light, air, landscaping and buffer areas.
9. 
Such other matters as are reasonably related to site plan review and approval.

§ 228-42.5 Affordable units.

At least Fifty (50%) percent of the units shall be affordable to low income residents as defined by § 132-42.1.

§ 228-42.6 Area and bulk requirements.

Minimum Lot Size - two acres.
B. 
Minimum Lot Width - 200 feet.
C. 
Front Yard Setback for Principal and Accessory Buildings - 50 feet.
D. 
Rear and Side Yard Setback for Principal Buildings - 50 feet.
E. 
Side and Rear Yard Setback for Accessory Buildings - 10 feet.
F. 
Maximum Height - 4 stories.
G. 
Impervious Coverage - 65 percent.
H. 
Open Space - 35 percent.
