The boundaries of these districts are hereby established as shown on a map entitled "Zoning Map of the Township of East Brunswick", dated August 22, 1966, which accompanies and is hereby made a part of this chapter, except that any application for a major subdivision which was classified as such by the Planning Board on or before October 4, 1966, shall be processed on the basis of the Zoning Map as it existed at the time the application was classified.

The East Brunswick Township Council hereby adopts the Zoning Map for the Township of East Brunswick, dated July 1978, in accordance with a resolution of approval adopted by the East Brunswick Planning Board. A copy of the Official Zoning Map is on file in the Township Clerk's office.

Adoption of Zoning Map. The P-1 (Planned Industrial Park) District as shown and described on the zoning map of the Township of East Brunswick, dated July, 1978, is hereby enlarged to include that general area bounded by Ryders Lane to the West, Sawmill Brook to the North and the New Jersey Turnpike to the East, also known as Blocks 29.02 and 6.05, which is hereby rezoned to P-1 from R-3, notwithstanding the fact that the enlarged boundaries are not shown on the zoning map.

The OP-1 (Office Professional) District as shown and described on the Zoning Map of the Township of East Brunswick dated July 1978 is hereby enlarged to include Lot 17.04, Block 319, which is hereby rezoned from P-1 to OP-1, notwithstanding the fact that the enlarged boundaries are not shown on the zoning map.

Adoption of Zoning Map. The OP-1 (Office Professional) District as shown and described on the Zoning Map of the Township of East Brunswick, dated July, 1978, is hereby enlarged to include Block 131, Lots 11.07, 11.08, 11.09, 12.04, a portion of 18.04 extending for a distance of 400 feet from the center line of Summerhill Road, and 18.05, which area is more particularly referred to on a map entitled "Proposed Expansion of OP-1 Zone" which was approved and adopted by the East Brunswick Planning Board on August 6, 1980, and all of which is hereby rezoned to OP-1 from R-2 and C-4, notwithstanding the fact that the enlarged boundaries are not shown on the zoning map.

Adoption of Zoning Map. The C-5 Business Zone (Shopping Center) as shown and described on the Zoning Map of the Township of East Brunswick dated July 1978 is hereby enlarged to include Blocks 89.06, 101 and 101.01, Block 89, Lots 4.26, 4.27, 4.28 and 4.29, which plans are more particularly referred to in a resolution adopted by the East Brunswick Planning Board on December 17, 1980 which incorporated a map showing the changes and all of which are hereby rezoned from C-3, General Commercial District, to C-5 Business Zone (Shopping Center), notwithstanding the fact that the enlarged boundaries are not shown on the Zoning Map.

Adoption of Zoning Map. The R-3 Single Family Residence District and Zone as shown and described on the Zoning Map of the Township of East Brunswick, dated July, 1978, is hereby enlarged to include that general area bounded on the West by the westerly line of a newly created lot consisting of 2.44 acres from Lot 25, Block 6.05, on the Northwest by the northwest block line of Block 6.05, on the North by Sawmill Brook, on the East by the New Jersey Turnpike, and on the South by Tices Lane up to the Westerly line of the newly created lot, which property is hereby rezoned from P-1 to R-3, notwithstanding the fact that the enlarged boundaries are not shown on the Zoning Map.

Adoption of Zoning Map. The R-4 single family residence district and zone as shown and described on the Zoning Map of the Township of East Brunswick, dated July, 1978, is hereby enlarged to include Lots 3.07, 3.10, 3.12, a portion of 4.07, 5.01 and 6.01, which property is hereby rezoned from C-3 to R-4, notwithstanding the fact that the enlarged boundaries are not shown on the Zoning Map.

Adoption of Zoning Map. The HR Historic Residential District and Zone as shown and described on the Zoning Map of the Township of East Brunswick dated July, 1978 is hereby enlarged to include property more particularly described on Schedule A annexed hereto, which property is hereby rezoned from Historic Residential/Commercial (HRC) to Historic Residential (HR), notwithstanding the fact that the enlarged boundaries are not shown on the Zoning Map. (See § 228-283E)

The M-2 General Industrial District as shown and described on the Zoning Map of the Township of East Brunswick dated July, 1978, is hereby enlarged to include all of that area previously zoned M-3, notwithstanding the fact that the enlarged boundaries for the M-2 General Industrial District are not shown.

Adoption of Zoning Map. The M-1 (Research and Limited Manufacturing District) Zone as shown and described on the Zoning Map of the Township of East Brunswick dated July, 1978 is hereby deleted and all lands previously zoned M-1 are hereby rezoned P-1, Planned Industrial Park District, notwithstanding the fact that the enlarged boundaries are not shown on the Zoning Map.

Adoption of Zoning Map. The M-2 (General Industrial District) Zone as shown and described on the Zoning Map of the Township of East Brunswick dated July, 1978 is hereby deleted and all lands previously zoned M-2 are hereby rezoned I/M, Industrial/Manufacturing District, notwithstanding the fact that the enlarged boundaries are not shown on the Zoning Map.

Adoption of Zoning Map. There is hereby created an O/I (Office/Industrial Planned Development) Option Zone in the area of Harts Lane between Tices Corner Road, also known as Tices Lane and Kimberly Road as more particularly set forth in Schedules A and B annexed hereto, notwithstanding the fact that the enlarged boundaries are not shown on the Zoning Map of the Township of East Brunswick dated July, 1978.

Adoption of Zoning Map: The C-4 (Highway Commercial District) Zone as shown and described on the Zoning Map of the Township of East Brunswick dated July, 1978 is hereby deleted and all lands previously zoned C-4 are hereby rezoned C-3; General Commercial District; notwithstanding the fact that the enlarged boundaries are not shown on the Zoning Map.

Adoption of Zoning Map. The OP-1 (Office Professional) Zone as shown and described on the Zoning Map of the Township of East Brunswick dated July, 1978 is hereby enlarged to include all that area previously zoned, VG-II (Village Green), R-2 (Single Family Suburban Residence) between the existing zone line and the center line of relocated Ryders Lane between Summerhill Road and Rues Lane, all as more particularly shown on a map annexed hereto as Schedule A and as more particularly described in a metes and bounds description annexed as Schedule B. The Zoning Map of the Township of East Brunswick shall be deemed to have been changed in accordance with this Ordinance notwithstanding the fact that the enlarged boundaries for the OP-l Zone are not shown thereon. (See § 228-280I, J)

Adoption of Zoning Map. The VG-II (Village Green) R-2 (Single Family Suburban Residence) Zones are shown and described on the Zoning Map of the Township of East Brunswick dated July, 1978 are hereby enlarged to include all that area previously zoned OP-l (Office Professional) between the existing zone line and the center line of relocated Ryders Lane between Summerhill Road and Rues Lane all as more particularly shown on a map annexed hereto as Schedule A and as more particularly described in a metes and bounds description annexed as Schedule C. The Zoning Map of the Township of East Brunswick shall be deemed to have been changed in accordance with this Ordinance notwithstanding the fact that the enlarged boundaries for the VG-II/R-2 Zones are not shown thereon. Adoption of Zoning Map. The C-2 (Neighborhood Business) Zone as shown and described on the Zoning Map of the Township of East Brunswick dated July, 1978 is hereby enlarged to include all that area previously zoned OP-l bounded by the southerly side of Helmetta Boulevard and the northerly side of Old Stage Road and as more particularly described in Schedule A annexed hereto. The Zoning Map of the Township of East Brunswick shall be deemed to have been changed in accordance with this Ordinance notwithstanding the fact that the enlarged boundaries for the C-2 Zone are not shown thereon. This amendment is being made pursuant to a settlement of litigation against the Township of East Brunswick. (See § 228-272B)

Adoption of Zoning Map. The MMH (Modular Manufactured Housing and Mobile Manufactured Housing) Zone is hereby created to include all that area previously zoned R-1 (Single Family Rural Residence) bounded by Helmetta Boulevard on the northeast, Cranbury Road on the northwest, the municipal boundary between the Township of East Brunswick and the Township of Monroe on the southwest, and as more particularly described in the metes and bounds description annexed hereto as Schedule A. The Zoning Map of the Township of East Brunswick shall be deemed to have been changed in accordance with this Ordinance notwithstanding the fact that the MMH Zone is not shown thereon. This amendment is being made pursuant to a settlement of litigation against the Township of East Brunswick. (See § 228-286A)

Adoption of Zoning Map. The R-1 (Single Family Rural Residence) Zone as shown and described on the Zoning Map of the Township of East Brunswick dated July, 1978 and as more particularly described on Schedule A annexed hereto is hereby amended to include a VG-II (Village Green II) option. The Zoning Map of the Township of East Brunswick shall be deemed to have been changed in accordance with this Ordinance notwithstanding the fact that the enlarged boundaries for the Village Green II Option Zone are not shown thereon. This amendment is being made pursuant to a settlement of litigation against the Township of East Brunswick.

The I/M (Industrial/Manufacturing) Zone as shown and described on the Zoning Map of the Township of East Brunswick dated July, 1978 and as more particularly shown on Schedule A annexed hereto is hereby amended to include a Village Green II (VG-II) Option Zone subject to the following:

Adoption of Zoning Map. There is hereby created an MXD/R (Mixed Use Development/Residential) Zone as more particularly described on the metes and bounds description annexed hereto as Schedule A and covering the tract known as Weingarten Turnpike Drive In as an Option Zone for the existing O-l (Office), Professional and Apartment District and C-3, General Commercial District. The Zoning Map of the Township of East Brunswick shall be deemed to have been changed in accordance with this Ordinance notwithstanding the fact that the enlarged boundaries for the MXD/R (Mixed Use Development/Residential) Zone are not shown thereon. This amendment is being made pursuant to a settlement of litigation against the Township of East Brunswick. (See § 228-287A, B)

Adoption of Zoning Map. The MMH (Modular Manufactured Housing and Mobile Manufactured Housing) Zone is hereby enlarged and substituted for the MMH Zone on Block 324, Lot 1 which is bounded by the southerly side of Helmetta Boulevard and the southeasterly side of Cranbury Road to include all that area previously zoned R-1 (Single Family Rural Residence) as more particularly described in the metes and bounds description annexed hereto as Schedule A, contingent nevertheless upon the following:

Adoption of Zoning Map. There is hereby created an H-1 (Hotel - Convention Center) option zone on lands bounded by Naricon Place to the south, Route 18 to the west, Lawrence Brook to the north and northwest and the New Jersey Turnpike to the east, notwithstanding the fact that the boundary of the new H-1 option zone is not shown on the Zoning Map of the Township of East Brunswick dated July, 1978. The following lot and block is to be removed from the H-1 Option Zone: Block 2.02, Lot 2.15.

Adoption of Zoning Map. The C-3 (General Commercial) District and Zone as shown and described on the Zoning Map of the Township of East Brunswick dated July, 1978 is hereby enlarged to include Block 26.01, a portion of Lot 7, and Lot 9.02 and the entirety of Lot 8 as more particularly described on Schedule A annexed hereto, which property is hereby rezoned from O-1 (Office, Professional and Apartment) to C-3, notwithstanding the fact that the enlarged boundaries are not shown on the Zoning Map. Adoption of Zoning Map. Adoption of Zoning Map. The Senior Citizen Housing Option Zone referred to in § 228-42.1 et seq. of the East Brunswick Township Code shall include Lots 5 and 6 in Block 322.61, located at the intersection of Cranbury Road and Rues Lane, and Lots 1 and 2 in Block 86, located at Ryders Lane, as more particularly reflected on maps on file in the Office of the East Brunswick Township Clerk, notwithstanding the fact that the Senior Citizen Housing Option Zone is not reflected to cover these properties on the Zoning Map of the Township of East Brunswick dated July, 1978. The R-3 designation for the property is deleted. There is hereby created a MDA (Multiple Dwelling/Apartment) zone as shown on the Zoning Map of the Township of East Brunswick and as amended to include lands formerly zoned O/I Office/Industrial, P-1 Planned Industrial and I/M Industrial Manufacturing in accordance with a Master Plan Amendment to the Housing Element. The lands include the following Blocks and Lots: Block 29.01, Lots 37, 38, 39, 40, 41 and 42 and Block 29.06, Lots 1 through 7 and as more particularly described on a map on file in the Office of the Township Clerk, and as described on pages annexed hereto. Adoption of Zoning Map. The TG (Town Green) District and zone as shown on the Zoning Map of the Township of East Brunswick is hereby enlarged to include Block 243, Lot 6.04 and as more particularly described on a map on file in the Office of the Township Clerk, and as described on pages annexed hereto. Adoption of Zoning Map. There is hereby created a MXD-2 (Mixed Use — 2) zone as shown on the Zoning Map of the Township of East Brunswick and as amended to include lands formerly zoned I/M Industrial/Manufacturing in accordance with a Master Plan Amendment to the Housing Element. The lands include the following: Block 32, Lot 1.33, known as 110 Tices Lane and as more particularly described on a map on file in the Office of the Township Clerk, and as described on pages annexed hereto. Adoption of Zoning Map. There is hereby created a MXD-3 (Mixed Use — 3) zone as shown on the Zoning Map of the Township of East Brunswick and as amended to include lands formerly zoned HC-2 General Highway Commercial in accordance with a Master Plan Amendment to the Housing Element. The lands include the following: Block 6.01, Lot 16.03, and as more particularly described on a map on file in the Office of the Township Clerk, and as described on pages annexed hereto. (Refer to section 228-289.7)

Adoption of Zoning Map. The R-3 Single Family Residence District and zone as shown on the Zoning Map of the Township of East Brunswick dated March 1999 and as amended is hereby enlarged to include Block 317.17, Lots 17-19, 24-32, Block 317.29, Lots 1-14, Block 317.13, Lots 21.10, 30-34, 35.01, 36.04, 36.06, Block 317.34, Lots 26-28, Block 85, Lots 4.07, 3.10, 3.11, 3.06, 29, 3.13, Block 641, Lots 20 & 21.10, in accordance with the reexamination report of the Master Plan. The P-I, OP-1, or C-3 designation for the properties are deleted. These lands include the Block and Lots as more particularly described on a map and a metes and bounds description on file in the Office of the Township Clerk, and as more particularly described on pages annexed hereto. (Refer to section 228-268 K.).

Adoption of Zoning Map. The VG-II Village Green Two District and zone as shown on the Zoning Map of the Township of East Brunswick dated March 1999 and as amended is hereby enlarged to include Block 317.33, all Lots, in accordance with the reexamination report of the Master Plan. The P-I, OP-1 and R-3 designations for the properties are deleted. These lands include the Block and Lots as more particularly described on a map on file in the Office of the Township Clerk, and as more particularly described on pages annexed hereto. (Refer to section 228-285 D.).

Adoption of Zoning Map. The C-3 General Commercial District and zone as shown on the Zoning Map of the Township of East Brunswick dated March 1999 and as amended is hereby enlarged to include Block 317.13, Lots 22 & 43.01, Block 85, Lots 3.16 & 3.17, in accordance with the reexamination report of the Master Plan. The OP-1 and P-I designations for the properties are deleted. These lands include the Block and Lots as more particularly described on a map on file in the Office of the Township Clerk, and as more particularly described on pages annexed hereto. (Refer to section 228-273 J.).

Adoption of Zoning Map. The C-2 Neighborhood Commercial zone as shown on the Zoning Map of the Township of East Brunswick dated March 1999 and as amended is hereby enlarged to include Block 741, Lot 22.02, Block 175.20, Lot 19.03, in accordance with the reexamination report of the Master Plan. The OP-1 designations for the properties are deleted. These lands include the Block and Lots as more particularly described on a map on file in the Office of the Township Clerk, and as more particularly described on pages annexed hereto. (Refer to section 228-272 H.).

Adoption of Zoning Map. The OP-1 Office Professional zone as shown on the Zoning Map of the Township of East Brunswick dated March 1999 and as amended is hereby enlarged to include Block 741, Lots 1.01 and 2, in accordance with the reexamination report of the Master Plan. The C-2 designations for the properties are deleted. These lands include the Block and Lots as more particularly described on a map on file in the Office of the Township Clerk, and as more particularly described on pages annexed hereto. (Refer to section 228-280 Q.).

The district boundary lines are intended to follow street center lines and lot or property lines as they exist at the time of enactment of this chapter unless indicated by dimensions on the Zoning Map.

Questions concerning the exact location of district boundary lines shall be determined by the Board of Adjustment in accordance with rules and regulations which may be adopted by it as hereinafter provided.
