§ 9

Height Regulations.

9-100 
No building or structure shall be located, erected or altered so as to exceed the height limit hereinafter specified for the district in which the building is located.
9-101 
In the following zoning districts the maximum height of buildings and structures shall be:
District
Maximum Height
R-1 and R-2, Residential One-Family, Multiple-Family, Modular, and Manufactured Housing Districts
Accessory Buildings
Two and one-half (2-1/2) stories except as noted in 9-102 following.
Three (3) stories except as noted in 9-102 following.
One story, and in no instance taller than the primary building.
C, Commercial District
To any legal height not prohibited by other laws or ordinances.
I, Industrial District
To any legal height not prohibited by other laws or ordinances.
PD, Planned Development District
To any legal height not prohibited by other laws or ordinances; but, subject to approval by the planning commission and specification in amending ordinance.
9-102 
Special height regulations: In the districts where the height of buildings are restricted to two and one-half (2-1/2) or three (3) stories, cooling towers, roof gables, chimneys and vent stacks may extend for an additional height not to exceed forty (40) feet above the average grade line of the building. Water stand pipes and tanks, church steeples, domes and spires and school buildings and institutional buildings may be erected to exceed three (3) stories in height, provided that one (1) additional foot shall be added to the width and depth of front, side and rear yards for each foot that such structures exceed three (3) stories.

Height of signs: No sign or billboard shall be erected to exceed the height limit specified in the particular district in which it is located.
