16 - U-R URBAN RESERVE ZONE
Sections:
To preserve an agricultural or open space use, land suited to eventual development in other uses until such time as streets, utilities and other community facilities may be provided or programmed so as to ensure the orderly and beneficial conversion of these lands to non-agricultural use, and to provide appropriate areas for certain predominately open uses of land which are not injurious to agricultural uses.

The uses permitted in the U-R zone shall be those uses specified in the residential land use table (Chapter 17.40) and subject to the special conditions accompanying the table.

No structures shall exceed thirty feet in height, except as provided in Chapter 17.88.

The following minimum requirements shall be observed:
A.
Lot Width: One hundred twenty-five feet;
B.
Front Yard Setback: Thirty-five feet;
C.
Side Yards Setback:
1.
Interior Side: Ten feet,
2.
Street Side of Corner Lot: Twenty feet;
D.
Rear Yard Setback: Forty feet;
E.
Lot Area: Two and one-half acres.

All new uses shall comply with the Farmersville Design Guidelines.

A.
All uses are subject to the provisions of Chapters 17.76, 17.80 and 17.84.
B.
No building or enclosure in which animals or fowl, except household pets, are contained shall be established, kept or maintained within three hundred feet of any lot in any R or C zone, or from any school or institution for human care, nor within twenty-five feet of any dwelling or other building used for human habitation. The number of animals permitted without an approved variance is regulated by Sections 6.04.010 and 6.04.020 of this code. A variance may be obtained in accordance with Chapter 17.100 of this title.
C.
Plot plan review by zoning administrator required for all uses requiring a building permit with a value in excess of fifty dollars.
