Office buildings for business, professional and administrative facilities not engaged in retail or wholesale sale and delivery of goods nor repair, service for repair or service on the premises.

Research and laboratory uses devoted to nonhazardous research, design and experimentation, provided that pilot plants for the testing of processes, products or materials shall be permitted only as an accessory use to a research or laboratory use, shall not occupy more than 20% of the total floor area of all buildings and the materials or finished products produced shall be incidental to the principal research and laboratory use.

Municipal facilities.

Assisted-living residences:

All yard and building coverage requirements for an office, research and laboratory zone are as specified in § 250-9.[1]

Notwithstanding the minimum yards required, no building or structure used for business or office purposes shall be closer than 100 feet to the boundary of a residential district, and no building or structure used for industrial or laboratory purposes and no storage tank or structure shall be closer than 200 feet to a residential district, except that, where the district boundary is along a public street, the normal setback requirements shall apply.
