All exterior signs require a building permit, except the following:

1. A sign which is part of an overall approved development which has a valid building permit.
2. Temporary signs for social or non-profit activities or for yard or garage sales. Such signs are allowed for seventy-two (72) hours and shall be located on a public right-of-way. The persons or entity putting the sign up shall be responsible for the removal of the sign.
3. Signs erected by a public agency controlling or directing traffic, railroad crossing warning devices and private signs used exclusively to direct traffic on private property.
4. Real estate signs. Such signs are limited to 32 sq. ft.
5. Signs of public and noncommercial nature including, but not limited to, community service information signs, public transit signs, public utility information signs, safety signs, danger signs, traffic signs and signals, trespassing signs, scenic or historical point of interest signs and signs erected by a public officer in the performance of a public duty.
6. Sidewalk signs – Such signs shall be permitted only in CBD, GB and I zoning districts. Each establishment may have one (1) such sign which shall take up a maximum of 2 ft. width of the sidewalk, and have no more than 8 sq. ft. per face. Any such sign shall be more than 4 ft. higher than the sidewalk and shall not impede pedestrian traffic. Such signs may only be displayed during business hours of that establishment and shall be restricted to the sidewalk which is adjacent to that establishment.
7. Contractor signs – Temporary construction signs identifying the contactor engaged in construction on the premises. Such signs are permitted only during the period of construction.
8. Home Occupation signs – Signs for home occupations shall not exceed 5 sq. ft. in area, shall be affixed to the building in which the home occupation is performed and shall not protrude more than 6 in. from the surface of the building upon which it is affixed.

1. No signs shall be erected or maintained in any zoning district unless it is in compliance with the Town’s ordinances and adopted codes.
2. The total sign area allowed in any district shall be the combined total area for all signs advertising the same item.
3. Construction requirements:
   1. All signs must be erected so as not to be a safety hazard, and in a workmanlike manner, using a good and safe structural design and be thereafter maintained in a safe condition and appearance.
   2. All signs must meet the requirements of any building, fire, safety, traffic, electrical or other codes or ordinances adopted by the Town.
4. Bench signs:
   1. Bench signs are exempt from the sidewalk sign criteria of GTC 31.07.010 Part F.
   2. Bench signs require a building permit.
5. Ground signs: A “ground sign” is a sign not attached to a building and having its bottom edge within 2 ft. of the ground.

1. Signs are allowed in the zoning district according to the following schedule:
   1. R-1 and R-2: Home occupation signs only, except churches, schools and those uses granted under a Conditional Use Permit.
   2. MUR, MH, SR, CBD, GB and I: All signs that meet the size restrictions of this Ordinance.
2. Specific Location Requirements:
   1. All poles and signs must be confined inside the property in the ownership line, except in the CBD district, handing wall signs may be extended in the street right-of-way.
   2. No pole signs are allowed within 100 ft. of a R-1 or R-2 district. Said district to be measured from the center of the right-of-way which divides the zoning districts.

The allowable sign area shall be:

1. Wall and other attached signs:
   1. Square footage of building
      1. Up to 5,000 sq. ft.; total sign area allowed – 300 sq. ft.
      2. 5,001 to 20,000 sq. ft.; total sign area allowed – 400 sq. ft.
      3. Over 20,001 sq. ft.; total sign area allowed – 500 sq. ft.
2. Pole signs: 100 sq. ft. per face. May be double faced.
3. Real Estate Development: 32 sq. ft. per face. May be double faced.
4. Mobile Home Park: 60 sq. ft. per face. May be double faced.
5. Ground Signs: 32 sq. ft.
6. Bench Signs: 16 sq. ft.
7. Hanging Wall Signs:
   1. Minimum 10 ft. off of ground or sidewalk.
   2. Maximum 6 ft. extension.

1. An “off-premises sign” is a sign advertising goods or services not sold on, or advertising an establishment not located on the premises upon which the sign is located.
2. Off-premises signs are prohibited in R-1, R-2, MH and SR zoned districts.
3. An off-premises sign shall be a maximum of 64 sq. ft.

All signs in violation of the provisions set out in this Article, but existing ninety (90) days before the effective date of the ordinance codified in this Article, and for which no cease and desist order or letter has been issued or sent as of the passage of such ordinance upon first reading, shall be allowed to remain in place, and shall be treated as pre-existing non-conforming signs.

All signs relating to a product no longer available for purchase by the public and all signs relating to a business which is closed or moved away shall be removed or the advertising copy removed; and painted over with a color that resembles or matches the wall. If the owner of or the person responsible for the sign or if the tenant closing the premises fails to remove the sign as per above, the owner of the premises shall be responsible. The work shall be done within thirty (30) days following the date of obsolescence. The Town shall make the determination of whether a sign is obsolete or non-obsolete.

The following signs may be prohibited: Those with mechanical or electrical appurtenances such as blinking, flashing, moving and noise emitting devices which are obviously designed to compel attention, except time and temperature signs approved by the Zoning Officer.
