One (1) through three (3) stories:

R-2 and R-3 eight thousand (8,000) square feet for first two (2) dwellings, plus three thousand (3,000) square feet for each additional unit.
R-4: (8,000) sq. ft. for first two (2) dwellings, plus two thousand (2,000) square feet for each additional unit.
On lots smaller than fifty (50) feet in width which were platted before the enactment of this ordinance, a percentage computation will apply. Every lot shall have a side yard on each side, each of which shall be at least ten (10) percent of the width of the lot and the total aggregate width of both side yards on any lot shall be no less than twenty-five (25) percent in width of the lot width. Fire-resistive rating and opening requirements of the building code shall be complied with for exterior walls.
On building lots in R-3 and R-5, dwelling units may be located on the lot at zero feet from only one (1) side lot line, if there is a maintenance agreement agreed to by the owner of the lot adjacent to that zero lot line. Off-setting setbacks, setbacks of zero (0) ft. and ten (10) ft. are allowed.
On parcels of land in the R-3, where more than one (1) dwelling exists, the parcel may be divided to allow for lot widths of not less than thirty (30) feet, where all other requirements of the subdivision regulations are met and approved by the planning commission. The procedures for a variance from the fifty-foot lot frontage requirement of the subdivision regulations must be met and approved by the planning commission

* These standard regulations apply to lots with community water and sewer services. Lots with community water and individual septic tank must comply with the width of one hundred (100) feet and the lot size of fifteen thousand (15,000) square feet requirement for lots in existence prior to January 1, 2013. For new lots created on or after January 1, 2013, the minimum lot size is one (1) acre for single family development, and 0.75 acres per dwelling unit for multi-family development. Lots with individual well and septic tank must comply with Kentucky Green River Health Department regulations.
** Accessory buildings. All unattached accessory buildings shall be three (3) feet from all property lines as provided in Article IV, Section 4.10

All commercial districts located on lots adjacent to a residential district shall maintain a minimum setback of twenty-five (25) feet on the side adjacent to the residential district.

(1) Lots with community water and individual septic tank must comply with lot width of one hundred (100) feet and the lot size of fifteen thousand-square foot requirement for lots in existence prior to Jan. 1, 2013. For new lots created on or after Jan. 1, 2013, the minimum lot size is one (1) acre for single family development, and 0.75 acres per dwelling unit for multi-family development.
(2) Lots with individual well and septic tank must comply with Kentucky Green River Health Department regulations.
(3) Manufactured housing must comply with minimum lot size of fifteen thousand (15,000) square feet on community water and sewer; mobile homes with community water and individual septic tanks must comply with the minimum lot size of one (1) acre per single-family development for placement on lots on or after January 1, 2013.
** Land which is used solely for agricultural purposes, and qualifies as an agricultural use with ten (10) acres or more as specified in Section 25.01, is exempt from all regulations contained herein with the exception that a minimum twenty-five-foot yard setback is required along any public street or roadway.
