2.1 "MU-1A" Mixed Use-1A Overlay Zone

§ 12-31.23 Purpose.

The objective of the Mixed Use-1A Overlay Zone is to provide for residential/retail mixed-use development opportunities suitable for the center of the South Inglewood Gateway District. Properties may be developed under the standards of this overlay zone or under the base zoning.

§ 12-31.24 Permitted Uses.

Permitted uses shall be as identified in the Crenshaw/Imperial Transit Oriented Development Plan as well as the following:
(1) 
Accessory dwelling units subject to the requirements of Article 35 of this chapter.
(2) 
Restaurants subject to the following in addition to regulations contained in the TOD plans:
(a) 
Dine-In Restaurants.
(b) 
Fast-food restaurants, subject to the following exceptions:
(i) 
New or expanded single-tenant, fast-food restaurants are prohibited within one thousand feet of another single-tenant free-standing fast-food restaurant as measured property line to property line.
(ii) 
New or expanded single-tenant, free-standing fast-food restaurant, subject to Special Use Permit approval.
(iii) 
New or expanded fast-food drive-throughs, subject to Special Use Permit approval.

§ 12-31.24.1 Review and Approval Authority.

All exterior improvements (e.g., façade renovation, extension of parapets, articulation of building walls and entrances, new doors and windows, etc.), extension of building footprints, and new construction of buildings shall require design review approval. (Exception: Affordable housing developments located within the Westchester/Veterans and Crenshaw/Imperial Transit Oriented Development Plan areas only that provide twenty percent lower income units (low, very low or extremely low) are allowed by right and do not require planning approval.)

§ 12-31.24.2 Objective Design Standards-Multifamily and Mixed-Use Development.

New construction multifamily and mixed-use developments with two or more housing units shall comply with the Objective Design Standards and Guidelines. except for projects within Specific Plan areas. New construction of commercial developments within the Transit Oriented Development plan area shall comply with the Objective Design Standards and Guidelines. The standards and guidelines apply to commercial and residential components of mixed-use developments and multifamily residential developments. The standards also apply to remodeled buildings where new floor area is added. In such a case, the standards would apply to structures and facades which are being modified in order to accommodate the new floor area; other facades or buildings on the site would not be subject to these standards.
