1 "R-1Z" ONE-FAMILY/ZERO-LOT-LINE ZONE

§ 12-18.10 Objective Design Standards-Multifamily and Mixed-Use Development.

New construction multifamily and mixed-use developments with two or more housing units shall comply with the Objective Design Standards and Guidelines, except for projects within Specific Plan areas. New construction of commercial developments within the Transit Oriented Development plan area shall comply with the Objective Design Standards and Guidelines. The standards also apply to remodeled buildings where new floor area is added. In such a case, the standards would apply to structures and facades which are being modified in order to accommodate the new floor area; other facades or buildings on the site would not be subject to these standards.

§ 12-18.11 R-1Z Zone. Permitted Uses.

The following uses shall be permitted in the R-1Z Zone unless provided otherwise in this Chapter:
(1) 
One-family dwellings of a permanent character placed in permanent locations, not to exceed one dwelling per lot.
(2) 
Attached private garages to accommodate not more than three automobiles.
(3) 
Vegetable gardens and orchards when not located in the front setback.
(4) 
Small, detached accessory structures with open sides such as gazebos, arbors and the like. Enclosed accessory structures are prohibited.
(5) 
Accessory dwelling units subject to the requirements of Article 35 of this Chapter.

§ 12-18.12 Building Height.

The height of a structure in the R-1Z Zone shall not exceed two and one-half stories and thirty-five feet, except as may be provided otherwise in this Chapter.

§ 12-18.13 Front Yard.

There shall be a front yard of not less than twenty feet in the R-1Z Zone.

§ 12-18.14 Side Yards.

(a) 
Zero Side Yard. As depicted in Diagram A in this Article, a dwelling structure in the R-1Z Zone may be located upon one side lot line (or located within five feet of one side lot line) provided that:
(1) 
There shall be no openings in any exterior wall located upon or oriented towards the zero side yard of the subject property. Exception: an alcove or atrium with doors or windows may be recessed into the dwelling structure if such recessed area is separated from the zero side yard by means of a solid wall not less than eight feet in height.
(2) 
The zero side yard shall abut the open side yard or rear yard of a lot also zoned R-1Z.
(3) 
An easement on the abutting lot shall be provided to permit access for the property owner to maintain, repair or improve the exterior portion of the structure located upon the zero side yard.
(b) 
Open Side Yard. Whenever a lot is developed with a zero side yard, there shall also be an open side yard not less than ten feet in width on the opposite side of the subject lot. No accessory structure shall be located in the open side yard.
(c) 
Standard Side Yards. A lot in the R-1Z Zone may be developed with side yards conforming to the regulations of the R-1 One-family Zone if the lot does not abut the zero side yard of an adjacent lot.

§ 12-18.15 Rear Yard.

There shall be a rear yard with a minimum average depth of sixteen feet in the R-1Z Zone. At no time shall any portion of the residence be located closer than ten feet to the rear lot line.

§ 12-18.16 Open Space.

There shall be a rectangular open space area within each lot of not less than four hundred square feet with no dimensions of the rectangular open space area being less than sixteen feet. For lots of exceptionally irregular shape, there may be an open space area of not less than four hundred square feet approximating a rectangle. As depicted in Diagram A in this Article, the open space area shall be located within the rear yard and/or the open side yard. The open space area shall be fully open to the sky and shall contain no accessory structures. Pools, paved patios and garden walls may be located within the open space.

§ 12-18.17 Lot Coverage.

The dwelling structure, any additions thereto, and any accessory structure shall not exceed a total coverage of more than fifty percent of the entire lot area.

§ 12-18.18 Minimum Dwelling Size.

Same as R-1 One-family Zone.

§ 12-18.19 Homeowners Association.

Nothing in this Chapter shall preclude any additional limitations or restrictions to be imposed by any homeowners association, or review committee thereof, to the improvement or alteration of any property located in the R-1Z Zone that is subject to such review authority.
