§ 21-5.15

Multi-family residential in the Business Zone.

a. 
Multi-family residential in the Business Zone.
1. 
Minimum lot area: 22,000 square feet.
2. 
Maximum dwelling units: 30 units.
(a) 
Maximum of 26 units shall be market rate.
(b) 
Minimum of four units shall be affordable.
(1) 
One one-bedroom, one bath family rental unit;
(2) 
Two two-bedroom, one bath family rental unit; and,
(3) 
One three-bedroom, one bath family rental unit;
(4) 
One of the four affordable units will be leased to a qualifying very low income family; one of the units will be leased to a qualifying low income family; and, the other two units will be leased to qualifying moderate income families. The distribution of affordable housing units shall be as per the Uniform Housing Affordability Control (UHAC) rules and regulations.
3. 
Maximum building height: three stories. First floor shall be surface parking with two floors of residential above.
4. 
If located with frontage along Valley Brook Avenue, there shall be no access out of the parking area or into the parking area in any manner from or onto Valley Brook Avenue.
5. 
Minimum parking: 49 spaces.
