04 - DISTRICTS
The Village of Lyndon is divided into four districts, to be known as:
R-1 residential district
R-2 residential district
B business district
I industrial district

Boundaries of such districts are shown on the village zoning map, and shall be as follows:
(1)
R residential district. All territory within the corporate limits of the tract of Lyndon which does not classify as business district or as industrial district.
(2)
B business district.
a.
Tract one. Beginning at a point at the northeast corner of lot one, block 24 of the Railroad addition to the Village of Lyndon, thence southerly to the north line of Fourth (formerly Warner) Street East; thence westerly along the north line of Fourth (formerly Warner) Street East and Fourth Street West to the west line of Seventh (formerly Washington) Avenue West; thence southeasterly along the easterly line of Seventh (formerly Washington) Avenue West to the northwest line of Third Street; thence southwesterly along said line of Third Street to the south line of Moline Road (formerly Illinois Route No. 2); thence northwesterly along the south line of Moline Road (also designated Commercial Street) to the point of beginning.
b.
Tract two. Lots one through 12 in block 23 in Railroad addition to the Village of Lyndon and also lots one through six in block 22 of Railroad addition, lots one through four in block 21 of Railroad addition, lots 16 through 18 in block one of Fitches addition and lots one, two and three in block one of Fitches addition, lots 16, 17 and 18 in block two of Fitches addition, lots one, two and three in block two of Fitches addition, lots 16, 17 and 18. In block three of Fitches addition, lots one, two and three in block three of Fitches addition and all of block four in Fitches addition to the Village of Lyndon. Lot 17, one and two in block one of Mill addition. Also including a parcel described by extending an extension of the southerly line of lot two in block one of Mill addition in an easterly direction to the city limits; thence northerly a distance of 100 feet along the city limits at right angles to the last described course; thence westerly at right angles to the last described course to the northeast corner of lot one in block one of Mill addition; thence southerly a distance of 100 feet along the east line of blocks one and two in block one of Mill addition to the southeast corner of said lot two, to the place of beginning.
c.
Tract three. Lot 12 containing 20 acres, more or less, and located in the southwest quarter of the east half of the northwest quarter of section 21 in township 20 north, range five east of the fourth P.M.
(3)
I industrial district.
a.
Tract one. Beginning at a point at the southwest corner of lot one, block 14, in the Railroad addition to the Village of Lyndon; thence easterly along the north line of Commercial Street to Lyndon Road (formerly Round Grove Road); thence south along the east line of section 16 of township 20 north, range five east of the fourth P.M. (said section line being at the center of Lyndon Road) 80 feet to the south line of Commercial Street; thence east along the south line of Commercial Street and also east along an extension of the south line of Commercial Street to the intersection with the east line of the corporate limits of the Village of Lyndon; thence north along the east line of the corporate limits of the Village of Lyndon to the intersection with the southerly line of the C.B. & Q. Railroad right-of-way; thence southwesterly along the southerly line of the C.B. & Q. Railroad right-of-way to the northwest corner of lot one in block 14 in the Railroad addition to the Village of Lyndon; thence southerly along the west line of said lot one to the point of beginning.
b.
Tract two. Beginning at the point of intersection of the southerly line of the C.B. & Q. Railroad right-of-way and the west line of Sixth (formerly Green) Avenue West; thence south along the west line of Sixth (formerly Green) Avenue West to the north line of Moline Road (also Commercial Street, formerly Illinois Route No. 2); thence southwesterly along the northerly line of Moline Road to the west line of the corporate limits of the village of Lyndon; thence north along the west line of the corporate limits of the Village of Lyndon to the intersection with the south line of the C.B. & Q. Railroad right-of-way; thence northwesterly along the southerly line of the C.B. & Q. Railroad right-of-way to the point of beginning.
c.
Tract three. Beginning at the point of intersection of the north line of the C.B. & Q. Railroad right-of-way and the west line of Lyndon (formerly Round Grove) Road; thence northwesterly along the north line of the C.B. & Q. Railroad right-of-way to the northerly boundary of the corporate limits of the Village of Lyndon; thence west along the north line of the corporate limits of the Village of Lyndon to the intersection with the east line of Lyndon (formerly Round Grove) Road; thence south along the west line of Lyndon (formerly Round Grove) Road to the point of beginning.

Except as hereinafter provided:
(1)
No building, structure, land or premises shall be used for any purpose other than that permitted in the district in which such building, structure, land or premises is located.
(2)
No building or structure shall hereinafter be erected, reconstructed, enlarged or structurally altered for any use other than that permitted in the district in which such building or structure is located.
(3)
No building or structure shall hereinafter be erected nor shall any existing building or structure be altered, enlarged, or rebuilt, nor shall any open spaces surrounding any building or structure be encroached upon or reduced in any manner, except in conformity with the area regulations hereby established for the district in which such building or structure is located; provided, however, that buildings and structures being put to uses permitted in the residential district, as hereinafter provided, which are in existence at the date of passage of the ordinance codified in this title may be altered or rebuilt even though they do not comply with the area regulations if such alteration or reconstruction does not result in a greater violation of such area regulations. Unless otherwise prohibited or restricted, uses, buildings, or structures clearly incidental to a permitted use may be located on the same lot with such permitted use.

Railroad right-of-way to the northerly boundary of the corporate limits of the Village of Lyndon; thence west along the north line of the corporate limits of the Village of Lyndon to the intersection with the east line of Lyndon (formerly Round Grove) Road; thence south along the west line of Lyndon (formerly Round Grove) Road to the point of beginning.
