CHAPTER 17

12 - AREA REGULATIONS

17.12.010 - Residential district.

No building shall be built for dwelling purposes in a residential-1 district on any lot or parcel of ground less than 7,500 square feet, except on lots or parcels of land which have been subdivided by plat of record before the date of the previous ordinance codified in this title. (3/19/79)

(1)

Side yard. There shall be a side yard on each side of a building of not less than ten percent of the width of the lot, but not less than three feet, and need not exceed ten feet.

(2)

Front yard. There shall be a front yard having a depth of not less than 25 feet; provided, however, that where the average depth of the front yards fronting on any one side of the given street within a distance of 300 feet on each side of a particular lot is less than 25 feet, the depth of the front yard under this title for such lot shall be such average depth.

17.12.020 - Other regulations and requirements.

The following regulations and requirements will also apply:

(1)

Minimum size of dwelling. All dwellings shall have an interior living area of at least 900 square feet, exclusive of attics, closed-in porches, open porches, breezeways, basements, cellars, car storage, and tool-storage areas or other adjuncts not designed for living occupancy if occupied by fewer than four persons, and an additional 100 square feet or more for each additional occupant.

(2)

Foundation. All dwellings shall be placed or built upon a permanent foundation, safely and securely anchored thereto. All foundations must be poured concrete or block and extend beneath the frost line.

(3)

Sanitation. All dwellings must be connected to a sewage system or septic tank, cesspool and/or drainfield.

(4)

Water. All existing dwellings, commercial buildings or other structures in which a water system is installed on or after June 16, 1969, and all dwellings, commercial buildings or other structures erected on or after June 16, 1969, in which a water system is installed, must be connected to the Village of Lyndon water supply in those areas within the Village of Lyndon wherein the village water supply is available.

(5)

Unattached structures and accessory buildingsHeight limitations. No garage, storage unit or other building or structure of any type not attached to the residential unit located in a residential-1 district or a residential-2 district shall exceed at any point 20 feet in height.
