ARTICLE 1550

TRANSITIONAL ZONING OVERLAY DISTRICT TZO

Sec. 208-1551.- Purpose.

It is the intent of this Transitional Zoning Overlay (TZO) District to provide a location for office, townhouse, and apartment uses within the SR and MDR Residential Districts where such commercial uses shall be accessed from existing arterial and collector streets and abut or are across an arterial or collector street from non-residential uses. These new uses shall be well-buffered from the existing, established residential neighborhoods.

Sec. 208-1552. - Permitted principal uses, conditional uses and accessory uses.

A.

Principal uses permitted by right are the same as found in the underlying SR and MDR Districts in the table of uses located in Section 208-301. The only conditional uses permitted in the TZO District are set forth in Subsection 208-1552.B.

B.

Conditional Uses permitted in the TZO District are those listed in the TZO column of the table of uses located in Section 208-301.

C.

Accessory uses permitted by right or as a conditional use in the transitional Zoning District are listed in the table of accessory uses located in Section 208-302. Requirements applicable to accessory uses on the district are located in Section 208-304.

Sec. 208-1553. - Area and bulk standards.

A.

Area and Bulk Standards for the transitional Zoning Overlay are listed in the table in Section 208-303.

B.

The minimum area for a TZO development is four (4) acres.
