The following uses are permitted in a U-5 District:
(a) Uses permitted in a U-4 District;
(b) Automobile agencies for the sale, leasing, and servicing of new motor vehicles;
(c) Used motor vehicle sales, leasing, and servicing only in association with an automobile agency selling new vehicles;
(d) Car washes, operated in conjunction with an automobile agency selling new vehicles and in compliance with the regulations set forth in Section 1172.07 hereof;
(e) Retail sale and installation of motor vehicle parts, equipment, and accessories;
(f) Accessory uses customarily incidental to the above listed Class U-5 uses.

1172.02 PROHIBITED USES.
In a U-5 District, no building or premises shall be used, and no building shall be erected which is arranged, intended or designed to be used, for other than a U-5 use as listed in Section 1172.01.

1172.03 BUILDING SETBACKS AND REQUIRED YARDS.
In a U-5 District, principal and accessory buildings shall be setback not less than the following:
(a) Front- 110 feet from the centerline of the public street;
(b) Sides- thirty feet from each side lot line, except lot lines which separate parcels which are in common ownership and occupied by the same use;
(c) Rear- forty feet from the rear lot line;
(d) Corner lots- ten feet from the right-of-way line of the side street.

1172.04 BUFFERS.
If the rear and side yards of a U-5 District adjoin any residential district or side street the City will require installation of either a six-foot high vision- impairing masonry wall of face brick or split brick, or a solid vinyl fence along the lot line abutting the residential district, and along the side street behind the building line, in order to create a visual and auditory buffer. Said requirement shall apply to modifications of existing non-conforming uses, and to expansions of prior non-conforming uses onto additional or adjacent parcels.

1172.05 WIDTH AND AREA.
No U-5 use or structure shall be erected upon a lot or combination of lots having a total frontage of less than 100 feet along the street line and a width of less than 100 feet measured at a distance of 100 feet from the street. The minimum combined lot area required for any U-5 use shall be one acre.

1172.06 NONCOMBUSTIBLE EXTERIORS REQUIRED.
In a U-5 District, all new buildings or additions, hereafter erected shall have outer walls constructed of noncombustible material. The outer faces of outer walls of buildings in this District shall be constructed with a minimum four-inch face brick, stone, cast stone, precast concrete panel or architectural cast-in-place concrete of finish, glass, metal or other architectural panel approved by the Architectural Board of Review. Exposed masonry block and through-wall block construction is prohibited. The use of solid concrete veneer unit (split face brick) for alterations of existing buildings with suitable masonry walls may be permitted upon the approval of the Architectural Board of Review. No brick, cast stone or concrete veneer unit (split face brick) shall be larger than four inches in height. The provisions of this section shall not apply to temporary structures as permitted in Chapter 1370.

1172.07 CAR WASHES.
All car washes shall comply with the following supplemental regulations, which shall be in addition to all other regulations of this Zoning Code.
(a) All operations of a car wash shall be confined entirely to the interior of the building.
(b) Car washes shall be operated solely in conjunction with an automobile dealership.

1172.08 PARTS AND ACCESSORIES.
Retail sale and installation of automotive parts and accessories shall comply with the following supplemental regulations, which shall be in addition to all other regulations of this Zoning Code,
(a) All work shall be performed within an enclosed building.
(b) Merchandise offered for sale shall not be displayed outside.

1172.09 LOT COVERAGE.
The ground coverage all buildings shall not exceed thirty percent (30%) of the total area of the lot.

1172.10 OFF-STREET PARKING.
One off-street parking space shall be provided for employees and customers for each 200 square feet of office and showroom floor area. Building area used for servicing vehicles and parts storage shall be excluded from this parking calculation. Automobile agencies shall provide adequate paved areas for parking and display of vehicles offered for sale.

1172.11 SITE LIGHTING.
Lighting for the outdoor display of vehicles shall comply with the following criteria:
(a) Light poles shall not exceed thirty-five feet above grade; and
(b) Light fixtures shall be cut-off style with shielding to prohibit light trespass onto adjacent properties.

1172.12 DESIGN STANDARDS.
No feature of any plan submitted pursuant to this chapter shall adversely affect the public health, safety, comfort, convenience or general welfare, and the plan shall, in all respects, conform to the applicable restrictions of this Planning and Zoning Code, including but not limited to Chapter 1197.
