CHAPTER 1157

Districts Generally and Zone Map

1157.01 ESTABLISHMENT OF DISTRICTS; INCORPORATION OF ZONE MAP.

   For the purpose of regulating and restricting the location of trades, industries, apartment houses, two-family houses and other uses of property, the number of square feet of lot area per family housed, the width of lots, the location and size of yards and the height of buildings, the City is hereby divided into classes of use districts, as shown on the Zone Map which accompanies this Zoning Code, which Map, together with all designations and designation rules thereon, is hereby declared to be a part of this Zoning Code. The classes of use districts are termed respectively:
   (a)   Class U-1 or Single-Family House Districts;
   (b)   Class U-2 or Two-Family House Districts;
   (c)   Class U-2-A Planned Unit Development Districts;
   (d)   Class U-3 or Garden-Type Apartment House Districts;
   (e)   Class U-3-A or Medium High-Rise Apartment House Districts;
   (f)   Class U-3-B or High-Rise Apartment House Districts;
   (g)   Class U-3-C or Senior Citizen Apartments with Life Care Facilities Districts;
   (h)   Class U-4 or Local Retail and Wholesale Districts;
   (i)   Class U-4-A or Development Districts;
   (j)   Class U-4-B Planned Office and Restrictive Service Districts;
   (k)   Class U-6 or Cemetery Districts;
   (l)   Class U-7 Headquarters or Executive Offices Park Districts; and
   (m)   Class U-8 or Office, Engineering, Medical and Research Buildings Districts.

1157.02 COMPLIANCE REQUIRED.

   No person shall erect or use a building or premises except in conformity with the regulations prescribed in this Zoning Code for the use district in which such building or premises is located.
