1244.02 PERMITTED USES.
(a) The following uses are generally permitted uses in the R-2 District:
(1) Single-family dwellings.
(2) Home occupations subject to the standards of Chapter 1296.
(3) Accessory buildings incidental to the principal use which do not include any activity conducted as a business.
(a) Lot requirements in the R-2 District are as follows:
(1) Minimum lot area 8,000 square feet
(2) Minimum lot frontage 80 feet
(b) Special uses shall comply with all pertinent development standards contained in Chapter 1296.
(c) Lots fronting upon streets whose gradient is four percent or more shall comply with minimum lot widths are established by the Planning Commission following review and recommendation by the City Engineer.

1244.04 YARD REQUIREMENTS.
(a) Yard requirements in the R-2 District are as follows:
(1) Minimum front yard depth 25 feet
(2) Minimum rear yard depth 35 feet
(3) Minimum side yard width 8 feet, plus one foot for each two feet by which the building exceeds fifteen feet in height.
(b) Special uses shall comply with all pertinent development standards contained in Chapter 1296.
