22 NEIGHBORHOOD RESIDENTIAL 2 NR2 DISTRICT

§ 17.22.005 Purpose.

The purpose of the NR2 zoning district is to provide a safe, attractive and stable environment for moderate residential development. This includes some middle housing and accessory dwelling units, in furtherance of the goals of the comprehensive plan. Uses other than residential dwelling units shall be allowed only to the extent that they support moderate density residential development.

§ 17.22.010 Authorized uses.

Authorized uses in the NR2 district are set forth in Chapter 17.14 MMC, subject to the off-street parking requirements and other general provisions and exceptions set forth in this code beginning with Chapter 17.44 MMC.

§ 17.22.020 Uses requiring conditional use permit.

Uses permitted subject to the granting of a conditional use permit in the NR2 district are set forth in Chapter 17.14 MMC.

§ 17.22.040 NR2 development and bulk regulations.

A. 
General dimensional, density and bulk regulations for the NR2 district are set forth in Chapters 17.15A and 17.15B MMC.
B. 
Setback requirements for an accessory dwelling unit shall be the same as the principal use.
C. 
A density increase of 50 percent is allowed for the construction of an adult retirement community, provided the resulting maximum net density will not exceed 18 dwelling units per acre for the development of an adult retirement community; otherwise the standard net density applies.
