I-INDUSTRIAL DISTRICT
The regulations set forth in this article or set forth elsewhere in this ordinance when referred to in this article, are the district regulations in the I-Industrial Districts.

The following are the permitted uses for the I-Industrial Districts:
A.
Any use permitted in the B-2 Central Business District.
B.
Blacksmithing shop.
C.
Bottling works.
D.
Dyeing and cleaning establishments.
E.
Milk distributing station.
F.
Lumber or building materials yard.
G.
Wholesale establishments.
H.
Warehouses and storage plants.
I.
Coal yards.
J.
Wholesale storage of oil, gasoline or other petroleum products.
K.
Printing plants.
L.
Public utility substations and facilities.
M.
Junk yards, but only when the area of such lot or tract devoted to such use is covered by a building in conformity with the building code requirements of the city.
N.
Industrial and manufacturing plants, where the operations are conducted in one or more buildings.
O.
An adult bookstore or adult audio/video store.
P.
Cannabis business establishment.

No buildings shall exceed three stories or shall it exceed 45 feet in height.

The parking regulations for uses permitted in the B-1 Outlying Business District shall apply to such uses when located in the I-Industrial District. Parking space shall be provided and maintained as set out in Article XIII of this ordinance.

A.
The front yard regulations are the same as those in the B-2 Central Business District.
B.
The side yard regulations for dwellings are the same as those in the R-4 Multiple-Family Dwelling Districts. In all other cases a side yard is not required except on the side of a lot adjoining a dwelling district, in which case there shall be a side yard of not less than ten feet.
C.
The rear yard regulations for dwellings are the same as the R-4 Multiple-Family Dwelling Districts. In all other cases a rear yard is not required except where a lot abuts upon a dwelling district, in which case there shall be a rear yard of not less than 20 feet.

A.
When a lot is improved with a single-family dwelling, the intensity of use regulations shall be the same as those required in the R-4 Multiple-Family Dwelling District.
B.
When a lot is improved with a multiple family dwelling or when living facilities are erected above stories there shall be a lot area per family of not less than 2,000 square feet.
C.
Where a lot of record contains less than herein required, it may contain living facilities for not more than one family.
