B-1 OUTLYING BUSINESS DISTRICT
The regulations set forth in this article, or set forth elsewhere in this ordinance when referred to in this article, are the regulations in a B-I Outlying Business District.

The following are the permitted uses for a B-1 Outlying Business District:
A.
Any use permitted in the R-4 Multiple-Family Dwelling Districts.
B.
Bakery, when products are sold at retail on the premises.
C.
Bank.
D.
Barber shop or beauty parlor.
E.
Business or commercial school, or dancing or music academy.
F.
Catering establishment.
G.
Electric and shoe repair shops.
H.
Filling stations.
I.
Freight and trucking terminals.
J.
Hospitals and clinics for animals, but not open kennels.
K.
Messenger or telegraph service station.
L.
Motel.
M.
Office.
N.
Painting and decorating shop.
O.
Photograph gallery.
P.
Class IV garage.
Q.
Recreation or amusement building.
R.
Restaurant.
S.
Sales or show room.
T.
Store or shop for the conduct of a retail business.
U.
Building for the collection and distribution of laundry and dry cleaning.
V.
Theatre, except open-air drive-in theatres; provided, however, that no theatre shall be erected or reconstructed unless there is provided on the same lot, or within 300 feet thereof, parking space which contains an area adequate to accommodate one automobile for every five seats in the theatre.
W.
Tailor shop.
X.
Tire repair shop.
Y.
Undertaking establishment.
Z.
Service establishments.
AA.
Accessory buildings and uses customarily incident to the above uses, including a sign or bulletin board relating only to services, articles and products offered within the building to which the sign is attached.
BB.
Cannabis business establishment.
Any building used primarily for any of the above enumerated purposes may have not more than 40 per cent of the floor area devoted to industry or storage purposes incidental to such primary use provided, that not more than five employees shall be engaged at any time on the premises in such incidental use.

A.
The parking regulations for uses permitted in an R-4 Multiple-Family Dwelling District shall apply to such uses when located in a B-1 Outlying Business District.
B.
Whenever a structure is erected or reconstructed for any of the other purposes permitted in this district, there shall be provided and maintained parking spaces as required by article XIII of this ordinance.
C.
Accessory parking facilities provided elsewhere than on the same zoning lot with the principal use served in accordance with the requirements herein may be located in any zoning district except that no parking facilities accessory to a business or manufacturing use should be located in a residential district.

No building shall exceed 2½ stories nor shall it exceed 35 feet in height, except as otherwise provided.

A.
The front yard regulations are the same as those in the R-3 Two-Family Dwelling Districts.
B.
The side yard regulations for uses permitted in the R-4 Multiple-Family Dwelling District when located in the B-1 Outlying Business District are the same as those in the R-3 Two-Family Dwelling District. Where a corner lot is used for any of the commercial purposes permitted in this district, the yard on the side of a lot adjacent to the street shall not be less than ten feet in width except that the buildable width of the lot shall not be reduced to less than 25 feet. In all other cases a side yard is not required except on the side of a lot abutting on a dwelling district, in which case there shall be a side yard of not less than five feet.
C.
Except as hereinafter provided in this ordinance there shall be a rear yard having a depth of not less than 25 feet, unless the lot is less than 125 feet in depth, in which case the rear yard need not exceed 20 percent of the depth of such lot.

When a lot is improved with a single-family dwelling or multiple dwelling, the intensity of use regulation shall be the same as those required in the R-4 Multiple-Family Dwelling Districts. When a lot is improved with a multiple dwelling or when living facilities are erected above stores, there shall be a lot area per family of not less than 2,000 square feet. If a lot of record contains less than 2,000 square feet, it shall accommodate living facilities for not more than one family.

B-1 OUTLYING BUSINESS DISTRICT
