ARTICLE VIII

R-4 MULTIPLE-FAMILY DWELLING DISTRICT

Sec. 8-1.- R-4 Multiple-Family Dwelling District.

The regulations set forth in this article, or set forth elsewhere in this ordinance when referred to in this article, are the regulations applicable to an R-4 Multiple-Family Dwelling District.

Sec. 8-2. - Permitted uses.

The following are the permitted uses for an R-4 Multiple-Family Dwelling District:

A.

Any use permitted in an R-3 Two-Family Dwelling District.

B.

Multiple-family dwelling structures.

C.

Institutions of a religious, educational, charitable or philanthropic nature but not penal or mental institutions.

D.

Hospitals and clinics, except animal hospitals and clinics and mental hospitals.

E.

Fraternities, sororities, private clubs, and lodges, excepting those the chief activity of which is a service customarily carried on as a business.

F.

Boarding houses and lodging houses.

Sec. 8-3. - Parking regulations.

Parking regulations for R-4 Multiple-Family Dwelling District are the same as parking regulations for R-2 Single-Family Dwelling Districts. Where a lot is occupied by a multiple dwelling there shall be provided and maintained adequate parking spaces on the lot, or within 200 feet thereof, available to and adequate to accommodate one car for each dwelling unit in the multiple dwelling. When any other use is constructed or reconstructed in conformity with the use regulations of this article adequate parking space shall be provided and maintained in accordance with article XIII of this ordinance.

Sec. 8-4. - Height regulations.

No building shall exceed 2½ stories or shall it exceed 35 feet in height, except as hereinafter provided in this ordinance.

Sec. 8-5. - Area regulations.

A.

Front yard.

1.

The front yard regulations are the same as those in the R-3 Two-Family Dwelling Districts.

B.

Side yard.

1.

Except as hereinafter provided in this ordinance there shall be a side yard on each side of a building, having a width of not less than five feet except as to auxiliary buildings and detached garages which shall provide for a side yard of three feet.

C.

Rear yard.

1.

Except as hereinafter provided in this ordinance there shall be a rear yard having a depth of not less than 25 feet or 20 percent of the depth of the lot, whichever amount is smaller.

Sec. 8-6. - Intensity of use.

Except as hereinafter provided, every dwelling hereafter erected, enlarged, relocated, or reconstructed, shall be located upon lots containing the following areas and widths:

A.

A lot on which there is erected a single-family, a two-family, or a three-family dwelling shall contain an area of not less than 7,200 square feet, and an average width of not less than 50 feet.

B.

A lot on which there is erected a multiple dwelling for four or more families shall contain an area of not less than 2,000 square feet per family and an average width of not less than 50 feet.

C.

Where a lot of record has less area or width than herein required, that lot may be used only for single-family dwelling purposes or for any of the other non-dwelling uses permitted in this article.
