R-3b Special Districts
§ 300-37 Garden City Manor District.
For the purpose of this Article, Garden City Manor shall be considered as a separate area within the R-3 Residence District established by the Nether Providence Township Zoning Ordinance of 1940.
§ 300-38 Boundaries.
The boundaries of Garden City Manor shall be as shown upon the plan thereof prepared by Damon and Foster, Civil Engineers, Sharon Hill, Pennsylvania, and dated January 30, 1957. A copy of said plan is attached to and made part of this chapter.
§ 300-39 Permitted uses; accessory uses.
A.
Except as hereinafter provided, no building may be erected, altered or used in Garden City Manor nor may any lot or premises therein be used for any purpose not expressly authorized by the Nether Providence Township Zoning Ordinance of 1940 in the R-3 Residence District classification, and any building erected in Garden City Manor shall be erected and maintained in compliance with the regulations set forth in said Zoning Ordinance for the R-3 Residence District.
B.
Except as hereinafter provided in Subsection C hereof, the uses of the lots or premises in Garden City Manor, as such uses existed on January 1, 1990, and the buildings erected and used upon those lots, as erected and used on January 1, 1990, and located as shown on the aforesaid plan, are hereby declared to be permitted uses and erections under the Nether Providence Zoning Ordinance of 1940, as amended, and said ordinance shall be deemed further amended hereby to the extent required to accomplish the purposes of this section.

C.
The building described on the aforesaid plan as "store," since demolished and replaced with a 7-Eleven retail store, may be used as and only as a professional office by the owner or his lessee; provided, however, that the present structure may not be enlarged and no goods, wares, merchandise or food may be displayed in or sold from the premises. The Nether Providence Zoning Ordinance of 1940, as amended, shall be deemed further amended hereby to the extent required to accomplish the purposes of this section.

§ 300-39.1 Lot area requirements.

A lot area of not less than 4,000 square feet per family shall be provided for every building hereafter erected, altered or used in whole or in part as a dwelling.
§ 300-39.2 Building area and impervious surface requirements.

The building area shall not exceed 40% of the lot area, and not more than 50% of any lot area shall be covered by impervious surfaces.
§ 300-39.3 Front yards.

There shall be a front yard, the depth of which shall be at least 20 feet.
§ 300-39.4 Side yards.

In the case of a single-family detached or a two-family detached dwelling, there shall be two side yards, one on each side of the main building, neither of which shall be less than 10 feet wide, and together having an aggregate width of not less than 20 feet. In the case of a single-family semidetached dwelling, there shall be a side yard at least 10 feet wide. In the case of a single-family detached or semidetached dwelling, there shall be permitted in a side yard, within six feet of the side lot line, a one-story addition no larger than 52 square feet in total floor area or a one-story deck. If there is a one-story addition which extends to six feet of the side lot line, no additional projections pursuant to § 300-129B of the Zoning Ordinance are permitted.
§ 300-39.5 Rear yards.

There shall be a rear yard, the depth of which shall be at least 15 feet. In the case of a building over 40 feet high, the depth shall be increased five feet for each 12 feet, or portion thereof, by which the building exceeds 40 feet in height.
