Every multiple dwelling having a height in excess of 35 feet, measured from the lowest point at grade to the highest point of the building, or containing more than three stories or floors for human habitation, shall have a buildable lot area of not less than 3,600 square feet per family provided for every building hereafter erected, altered or used in whole or in part as a dwelling, provided that in buildings which exceed three stories or 35 feet in height, the buildable lot area per family may be reduced by 500 square feet for each additional building story in excess of three, provided that the number of apartment units shall in no case exceed the following buildable lot areas:
