ARTICLE IX

R-4 Residence Districts

§ 300-40 Applicable regulations.

In R-4 Residence Districts, the following regulations shall apply.

§ 300-41 Permitted uses; accessory uses.

A building may be erected, altered or used and a lot or premises may be used for any of the following purposes and for no other:
A. 
Any use permitted in R-3 Residence Districts.
B. 
Two-family detached dwelling and single-family semidetached dwelling.

§ 300-42 Lot area requirements.

A lot area of not less than 4,000 square feet per family shall be provided for every building hereafter erected, altered or used in whole or in part as a dwelling.

§ 300-43 Building area and impervious surface requirements.

The building area shall not exceed 40% of the lot area, and not more than 50% of any lot area shall be covered by impervious surfaces.

§ 300-44 Front yards.

A. 
There shall be a front yard, the depth of which shall be at least 20 feet.
B. 
In the case of a corner lot, a front yard as provided for in Subsection A shall be required on each street on which the lot abuts.

§ 300-45 Side yards.

In the case of a single-family detached or a two-family detached dwelling, there shall be two side yards, one on each side of the main building, neither of which shall be less than six feet wide, and together having an aggregate width of not less than 16 feet. In the case of a single-family semidetached dwelling, there shall be a side yard at least eight feet wide.[1]

§ 300-46 Rear yards.

There shall be a rear yard, the depth of which shall be at least 15 feet. In the case of a building over 40 feet high, the depth shall be increased five feet for each 12 feet, or portion thereof, by which the building exceeds 40 feet in height.[1]
