5.2

DISTRICTS ESTABLISHED

5.2.1. - Establishment of districts.

In order to classify, regulate, and restrict the uses of land, water, buildings, and structures; to regulate and restrict the height and bulk of buildings; to regulate the area of yards, courts, and other open spaces between buildings; and to regulate the intensity of land use, all the area of the City of Oldsmar, Florida, is classified into one of the following districts:

CON Conservation district
PRE Preservation district
REC Recreation/open space district
E-1 Estate residential district
E-2 Estate residential district
R-1 Residential single-family district
R-2 Residential single-family district
R-3 Residential two and three-family district
RM-15 Residential, multifamily (townhouse or garden type) district
RPD Residential planned development district
R-6 Residential mobile home, parks and subdivision district
RO Residential office district
R/O/R Residential/office/retail district
OF Office general district
C-1 Commercial neighborhood district
C-2 Commercial general district
C-3 Commercial wholesale and warehousing district
CPD Commercial planned development district
PUB Public/semipublic district
L-1 Industrial light district
M-1 Limited manufacturing district
CL-20, CL-30 Congregate living facilities district
IPD Industrial planned development district
MUPD Mixed use planned development district
TCR Town Center Residential district
TCB Town Center Boulevard district
TCCN Town Center Commercial Neighborhood district
TCCR Town Center Commercial Residential district

5.2.2. - Definitions of groupings.

5.2.2.1. Conservation districts.

Where the phrases "all conservation districts," "conservation districts," or other phraseology of similar intent, are used in these regulations, the phrases shall be construed to include the following districts:

CON Conservation district
PRE Preservation district
REC Recreation/open space district

 

5.2.2.2. Residential districts.

Where the phrases "all residential districts," "residential districts," "zoned residentially," or "residentially zoned," or phraseology of similar intent, are used in these regulations, the phrases shall be construed to include the following districts:

E-1 Estate residential district
E-2 Estate residential district
R-1 Residential single-family district
R-2 Residential single-family district
R-3 Residential two and three-family district

RPD Residential planned development district
CPD Commercial planned development district

5.2.2.3. Commercial districts.

Where the phrases "commercial district," "zoned commercially," "commercially zoned," "commercial zoning," or phraseology of similar intent, are used in these regulations, the phrases shall be construed to include:

C-1 Commercial neighborhood district

C-3 Commercial wholesale and warehousing district
RPD Residential planned development district
CPD Commercial planned development district

5.2.2.4. Industrial districts.

Where the phrases "industrial district," "zoned industrially," "industrially zoned," "industrial zoning," or phraseology of similar intent, are used in these regulations, the phrases shall be construed to include:

C-3 Commercial wholesale and warehousing district
L-1 Industrial light district
M-1 Limited manufacturing district
IPD Industrial planned development district
MUPD Mixed use planned development district
