5.8

PUB PUBLIC/SEMIPUBLIC

5.8.1. - Intent and purpose of district.

The public/semipublic district is established to provide areas for utility, government, institutional, assembly, and other like uses. Because of the higher intensity usually attributable to these types of uses this district should be located where it will have convenient access to arterial and collector streets.

The public/semipublic district shall provide for appropriate development of lands that are designated in the comprehensive plan as public/semipublic with land uses of institutional or transportation/utility.

5.8.2. - Permitted uses.

1.

Government buildings and uses.

2.

Public and state-certified private primary and secondary schools.

3.

Colleges, universities, community colleges, and similar facilities.

4.

Places of worship.

5.

Public assembly halls.

6.

Public and private utilities including, but not limited to, water and wastewater treatment facilities, electric power plants and power line easements, drainage utilities, telephone utilities, and similar facilities.

7.

Hospitals and other major medical facilities.

8.

Cemeteries.

5.8.3. - Building height regulations.

Maximum building height: 35 feet.

5.8.4. - Building site area requirements.

Minimum lot area: 10,000 square feet.

Minimum lot width: 75 feet.

Minimum lot depth: 100 feet.

5.8.5. - Yard regulations.

Front: 25 feet.

Side: ten feet.

Rear: 20 feet.

5.8.6. - Maximum impervious surface ratio.

Maximum impervious surface ratio (ISR): 0.80 percent.

5.8.7. - Maximum floor area ratio.

Maximum floor area ratio (FAR): 0.60 percent.

5.8.8. - Acreage limitations.

5.8.8.1. Institutional.

Ancillary non-residential; transportation/utility use shall not exceed a maximum of ten acres. Any such use, alone or when added to existing contiguous like use(s), which exceeds this threshold shall require a plan map amendment which shall include such use and all contiguous areas.

5.8.9. - Other standards for transportation/utility use.

An appropriate buffer, as indicated in the buffer yard matrix, shall be provided within and between the transportation/utility category and any other adjoining classification, other than industrial.

Where a utility transmission line otherwise included within this category is located in an easement as distinct from a right-of-way, this category shall be shown as an overlay, superimposed over, and applicable in addition to, the otherwise applicable underlying category.
