165.16 LOW-DENSITY

RESIDENTIAL R-1 DISTRICT.

This district is intended to provide for low-density residential development compatible with the expected development of Northwestern College.
1.   Principal Permitted Uses. Unless otherwise provided in this chapter, only the following structures and uses shall be permitted in the R-1 District.
   A.   Residential Type Uses

Duplex Residential
Maternity Group Home

   C.   Industrial Type Uses

   D.   Civic Type Uses

2.   Special Exception Uses. The following uses and structures may be permitted in the R-1 District subject to review and approval of the Board of Adjustment.
   A.   Residential Type Uses

Limited Multi-Unit
Boarding and Lodging House
   B.   Commercial Type Uses
Visitor Habitation - Bed and Breakfast Inn
   C.   Industrial Type Uses
None
   D.   Civic Type Uses
College and University Facilities
3.   Site Development Regulations. Each development in the R-1 District shall be subject to the following minimum regulations.

4.   Site Development Regulations for Lots of Record. Any non-residential use development shall be subject to Subsection 3 above. Each residential use development shall be subject to the following minimum regulations:

Front Yard Setback
Equal to the front yard setback of the principal structure on either adjacent lot or 20 feet, whichever is greater.

Equal to the side yard setback of the existing principal structure on the adjacent property or 15 feet, whichever is greater.
Maximum Building Height
35 feet from street grade
Maximum Ground Coverage
No more than 50 percent of the lot
Detached Garages and Accessory Buildings
Subject to all regulations as found in Section 165.24 of this chapter, except when located on an interior lot and placed at a distance greater than 50 feet from the front street lot line, in which instance the side yard setback shall be a minimum of two feet. On interior lots, such building shall not be less than two feet from a rear lot line or alley line.
Maximum of two accessory buildings per lot.
 
5.   Off-Street Parking. Off-street parking shall be required in accordance with the provisions of Section 165.26 of this chapter.
6.   Zoning Permits Required. Zoning permits shall be required in accordance with the provisions of Section 165.30 of this chapter.
