165.23 HEAVY

INDUSTRIAL I-2 DISTRICT.

The intent of the I-2 District is to provide for uses and structures not allowed in the other districts.
1.   Principal Permitted Uses. Within the I-2 District, unless otherwise provided in this chapter, no building or land shall be used for other than one or more of the following uses.
   A.   Residential Type Uses
   B.   None
   C.   Commercial Type Uses
Agricultural Sales and Services
Automotive and Equipment Services
Automotive Repair Services
Equipment Repair Services
Vehicle Storage
Building Maintenance Services
Business Support Services
Consumer Repair Services
Construction Sales and Services
Convenience Storage
Kennels
Laundry Services
Research Services
Service Station
Transportation Terminals
Veterinary Services (not including Animal Hospitals)
   D.   Industrial Type Uses
Basic Industry
Custom Manufacturing
Light Manufacturing
Scrap and Salvage
Stockyards
Warehousing and Distribution (General)
Warehousing and Distribution (Limited)
   E.   Civic Type Uses
Local Utility Services
Maintenance and Service Facilities
Railroad Facilities
2.   Special Exception Uses. The following uses and structures shall be permitted in the I-2 District subject to review and approval of the Board of Adjustment.
   A.   Residential Type Uses
None
   B.   Commercial Type Uses
Automotive and Equipment Services - Equipment Sales
   C.   Industrial Type Uses
None
   D.   Civic Type Uses

3.   Site Development Regulations. Each development in the I-2 District shall be subject to the following minimum regulations:

Lot Area
10,000 square feet
Lot Width
80 feet
Front Yard Setback
50 feet
Rear Yard Setback
No minimum rear yard is required unless there is no dedicated alley of the rear lot line, in which case a side yard of 16 feet shall be provided.
Side Yard Setback
No minimum side yard is required except when it abuts a lot used for residential purposes, in which case a side yard of five feet shall be required.
Street Side Yard
40 feet
Maximum Building Height
50 feet from street grade, unless otherwise provided
 
4.   Off-Street Parking. Off-street parking shall be required in accordance with the provisions of Section 165.26 of this chapter.
5.   Zoning Permits Required.   Zoning permits shall be required in accordance with the provisions of Section 165.30 of this chapter.
