R-1 SINGLE-FAMILY RESIDENTIAL DISTRICT LOW DENSITY
The R-1 districts are intended to provide for single-family residential development, with gross densities from approximately five units per acre to approximately seven units per acre. These areas generally include single-family dwellings on varying size lots with supporting community facilities and urban services, including city water and sanitary sewer service.

1 All housing opportunity medium-density infill shall comply with subsection 38-870(e).
2 In the case of a reverse corner lot, there shall be maintained a setback from the side street of not less than 75 percent of the front yard required on the lots in the rear of such corner lot, but such setback need not exceed 25 feet.
3 Churches, schools, and hospitals are permitted a maximum height of 60 feet for the main structure, and 75 feet for towers or steeples.
