Uses permitted with site plan approval in Industrial A: any manufacturing or industrial use, including processing, fabrication and assembly, provided that no such use shall be permitted which would be detrimental or offensive or tend to reduce property values in the same or adjoining districts by reason of dirt, odor, fumes, smoke, gas, sewage, refuse, noise, excessive vibration or danger of explosion or fire. A list of uses allowed with site plan approval follows:
(6) Research laboratories and research facilities.
(7) Accessory buildings and uses located on the same lot with the main buildings.
(8) Warehousing, including but not limited to temporary storage containers, storage buildings and industrial storage.
(9) As an accessory use to a permitted manufacturing or warehousing use, retail sales shall be permitted, but in no case shall retail sales space exceed 15% or the total floor area of the principal building.
(10) Farming or other agricultural uses.
(11) Above-ground radio and television broadcasting stations and towers, telecommunication towers and accessory structures.

(12) Iron, steel or other metal manufacture or processing, drop forging with power hammer, boiler works, heavy-weight casting, including galvanizing or other treatment.
