Except as hereinafter provided:

   1.   No structure shall be erected, moved, converted, demolished, reconstructed, or enlarged, nor shall any structure or land be used except in conformance with the provisions of this Zoning Code. Also see Section 165.08.

   2.   No lot area shall be so reduced or diminished that the yards or other open spaces shall be smaller than prescribed by this Zoning Code, nor shall any required yard have any structure or use placed within it, except as hereinafter specified, nor shall any required yard or open space be considered as providing yard or open space for any other structure, portable or otherwise. Lots of record existing at the time of the adoption of this Zoning Code may be used in accordance with regulations of each district and provided that all front, side, and rear yards are met.
