I-1 GENERAL

INDUSTRIAL DISTRICT

§ 155.150 PURPOSE.

   The purpose of the General Industrial District is to provide areas in the city which will permit industry at standards that will not impair the traffic-carrying capabilities of abutting thoroughfares and encourage development that is compatible with surrounding or abutting districts.

§ 155.151 PERMITTED PRINCIPAL USES.

   (A)   All new industrial development shall be permitted and further regulated under §§ 155.165 through 155.170, Planned Unit Development. Unless otherwise provided by this chapter, no building or land shall be used except for the following.
      (1)   Blacksmith shops.
      (2)   Building materials; storage and sales.
      (3)   Cartage and express facilities.
      (4)   Creameries.
      (5)   Contractors offices, shops, yards and storage facilities for plumbing, heating, glazing, painting, roofing, ventilating, air conditioning, lumber, masonry, electrical and refrigeration industries.
      (6)   Freight and transportation terminals, including airports.
      (7)   Fuel and ice sales and storage facilities.
      (8)   Garages for storage, repair and servicing of motor vehicles and farm implements.
      (9)   Gasoline and bulk oil stations and distributing plants.
      (10)   Highway maintenance shops and yards.
      (11)   Medical, dental and optical laboratories.
      (12)   Monument works.
      (13)   Public service structures, including power substations, gas regulator stations, sewage disposal plants, telephone exchanger, elevated tanks, and water works.
      (14)   Manufacturing, processing, storage, servicing and testing establishments, except rendering of animal by-products.
      (15)   Adult use (principal) businesses as defined in § 114.02.
   (B)   Height, yard, lot width and lot coverage regulations shall be as permitted and regulated in the Appendix: Height, Area, Yard Regulations.
   (C)   General regulations shall be as set forth in §§ 155.180 through 155.217.
   (D)   Performance standards shall be as set forth in §§ 155.180 through 155.217.

§ 155.152 PERMITTED ACCESSORY USES.

   The following uses shall be permitted accessory uses within a I-1 District.
   (A)   Uses customarily incidental to the principal, use and shall be located on the same lot as the principal use.
   (B)   Signs as permitted and regulated in § 155.190.
   (C)   Off-street parking and loading as regulated in §§ 155.205 through 155.217.

§ 155.155 PURPOSE.

   The office residence districts are established to provide an environment of mixed residential, office, institutional, and service uses designed to utilize existing nonconforming properties in residential areas. As the use of institutional properties change, it is necessary to allow flexibility for reuse while maintaining the character of the surrounding neighborhood. These office residence districts may serve as small to medium scale mixed use areas within neighborhoods or as freestanding institutions and employment centers throughout the city.

§ 155.156 PERMITTED PRINCIPAL USES.

   Within an IOR District, unless otherwise provided by this chapter, no building or land shall be used except for the following.
   (A)   Hospitals, nursing homes and assisted living facilities.
   (B)   Service businesses (that obtain less than 50% of on-site revenue from retail sales).
   (C)   Health and medical services (clinics, chiropractors, physical therapists, dentists, optometrists).

§ 155.157 PERMITTED ACCESSORY USES.

   Permitted accessory uses shall be uses incidental to and located on the same lot as the permitted use.

§ 155.158 PERMITTED CONDITIONAL USES.

   The following uses may be permitted subject to the issuance of a conditional use permit as provided in §§ 155.250 through 155.254.
   (A)   Hotels and motels.
   (B)   Multiple family dwellings, apartment buildings.
