The R-2 District is intended for low density residential development in those areas where such development fits the land use plan and policies, where municipal utilities are available and in areas which are partially or wholly developed residentially. It is further intended that establishment of this district will accommodate residential development on scattered existing vacant lots, as well as redevelopment in some instances, within previously developed residential areas, using standards previously established.

§ 155.051 PERMITTED PRINCIPAL USES.
(A) Within an R-2 District, unless otherwise provided by this chapter, no building or land shall be used except for the following.
(1) One-family detached dwellings and manufactured homes which are not less than 20 feet in width regardless of construction type.
(2) Two-family attached dwellings which are not less than 20 feet in width, regardless of construction type.
(3) Churches, libraries, museums, schools, public buildings, memorial structures, water supply facilities and cemeteries, provided that no building shall be located within 50 feet of any lot line of an abutting lot within an R-2 Residential District.
(4) Townhouses, cluster housing, patio homes, and the like, as provided in §§ 155.165 through 155.170, Planned Unit Development.
(5) Nurseries and greenhouses for growing plants.
(B) Height, yard and area regulations shall be as permitted in the Appendix: Height, Area, Yard Regulations.
(D) Buildings and land uses customarily incidental to the uses permitted in this subchapter. Any accessory use shall be located on the same lot with the principal use.
(E) Accessory uses as permitted and regulated in § 155.037.
