B-3 GENERAL

BUSINESS DISTRICT

§ 155.135 PURPOSE.

   The purpose of the B-3 General Business District is to provide a district for high-density retail sales, business and personal services, business and professional offices, and for specialized businesses dependent upon a high volume of pedestrian traffic, and to serve the community.

§ 155.136 PERMITTED PRINCIPAL USES.

   (A)   The following shall be permitted in the B-3 District.
      (1)   Commercial retail and service establishments.
      (2)   All apparel shops.
      (3)   Appliance and furniture stores.
      (4)   Restaurants.
      (5)   Banks and financial institutions including drive-up facilities.
      (6)   Blueprinting and photostating establishments.
      (7)   Catering establishments.
      (8)   Department stores.
      (9)   Lodge halls and fraternal organizations, including the sale of food, refreshments or entertainment.
      (10)   Pool and billiard parlors.
      (11)   Theaters.
      (12)   Pawn shops.
      (13)   Pet shops.
      (14)   Medical supply stores, excluding the manufacturing or assembly of appliances or goods.
      (15)   Off-sale liquor stores.
      (16)   Taverns.
      (17)   Ticket agencies (amusement).
      (18)   Travel bureaus and transportation ticket offices.
      (19)   Sporting good stores.
      (20)   Government services and offices, including fire stations and utility buildings.
      (21)   Public utility service stores.
      (22)   Trading stamp redemption stores.
      (23)   Music supply stores.
      (24)   Parking lots and garages other than those necessary to a principal use for the parking of automobiles only.
      (25)   Coin and philatelic shops.
      (26)   Hobby shops.
      (27)   Jewelry stores.
      (28)   Leather goods and luggage shops.
      (29)   Office supply stores.
      (30)   Optical shops.
      (31)   Paint and wallpaper stores.
      (32)   Art centers.
      (33)   Libraries.
      (34)   Hotels and motor hotels.
      (35)   Physical culture and health services, reducing salons and masseurs.
      (36)   Service stations and repair garages for motor vehicles; tire and battery sales.
      (37)   Laundromats.
      (38)   Municipal service and utility buildings, to include water treatment plants, transformer and relay stations, fire stations, highway department vehicle and equipment garages.
   (B)   Height, yard and lot area requirements as permitted and regulated in the Appendix: Height, Area, Yard Regulations.
   (C)   Requirements for signs, parking and other regulations in the B-3 General Business District are as set forth in §§ 155.180 through 155.217.

§ 155.137 PERMITTED ACCESSORY USES.

   Permitted accessory uses shall be uses incidental to and located on the same lot as the permitted use.

§ 155.138 PERMITTED CONDITIONAL USES.

   The following uses may be permitted subject to the issuance of a conditional use permit as provided in §§ 155.250 through 155.254.
   (A)   Armory.
   (B)   Bowling alley.
   (C)   Dance hall.
   (D)   Skating arena.
   (E)   Bus stations.
   (F)   Indoor climate-controlled storage. A principal permitted use must occupy at least 40% of the gross floor area of the first floor and extend along at least 60% of the first-floor store front.
   (G)   Any other building use or service similar to the uses permitted herein, in the number of persons or cars to be attracted to the premises, or in the effect upon adjacent areas in restricted districts.
