The B-2 Highway Commercial District is intended to provide areas suitable for the location of commercial enterprises which require special traffic access considerations due to the nature of use. It is the intent of this district to guide the development of these uses in a manner which will be beneficial to both the residents and the land use growth pattern of the city by avoiding costly “strip” development.

§ 155.121 PERMITTED PRINCIPAL USES.
The following uses shall include, but not be limited to the type of use within a B-2 Highway Commercial District.
(A) Automobile, truck and farm implement dealers, new and used vehicle lots, boat, trailer and manufactured home display lots and structures.
(B) Bus stations.
(C) Motels, hotels, and automobile trailer courts (overnight or temporary stay only).
(D) Commercial retail and service establishments.
(E) Service stations and repair garages for motor vehicles; tire and battery sales.
(F) Taverns and restaurants, to include drive-in type facilities.
(G) Truck and machinery sales and service.
(H) Lumber yards, laundromats.
(I) Municipal service and utility buildings, to include water treatment plants, transformer and relay stations, fire stations, highway department vehicle and equipment garages.
The following uses shall be permitted accessory uses within a B-2 District.
(A) Uses customarily incidental to the uses listed in §§ 155.121 and 155.123 of this subchapter. All accessory uses shall be on the same lot as the principal use.
(B) Off-street parking and loading as regulated in §§ 155.205 through 155.217.
(A) The height, yard, setbacks and lot coverage requirements for the B-2 District shall be those stated in the Appendix: Height, Area, Yard Regulations.
(B) Additional regulations applicable to the B-2 District are set forth in §§ 155.180 through 155.217.
