CHAPTER 9

I-1 INDUSTRIAL DISTRICT

10-9-1: PURPOSE:

The I-1 industrial district is established to provide an area for manufacturing, warehousing, and related commercial or industrial operations while protecting residential and business areas from related industrial activities that may create offensive noise, vibration, smoke, dust, odors, heat, glare, fire hazards, and other annoying, disturbing, or objectionable adverse effects on nearby properties. 10-9-2: PERMITTED USES:

No building or premises shall be used and no building shall hereafter be erected or altered within any industrial district, unless otherwise provided in this zoning code, except for the following:
(A)   Any use permitted in any other district, except residences.
(B)   Building material storage yards, contractors plants or storage yards, lumberyards.
(C)   Laboratories.
(D)   Manufacturing, fabricating, assembly and processing of materials, articles and products, subject to the performance standards of the industrial district of the Woodford County zoning ordinance, which standards are hereby adopted by reference.
(E)   Public utility substations, distribution centers, gas regulator stations.
(F)   Wholesale business establishments, warehouses, storage of household goods.
(G)   Offices, display rooms, as an accessory use to any of the above permitted uses.
(H)   Dog kennels; the kennel and any part of the kennel structure and attached appurtenances must be at least three hundred feet (300') from any residential structure that is located in a residential zoning district. (Ord. 2005-04, 5-16-2005; amd. Ord. 2018-09, 9-4-2018)

10-9-3: BUFFER STRIP:

Where a lot on which is located an industrial use abuts or adjoins any residential district, a landscaped buffer strip shall be provided, located on the industrial lot for the full length of the district boundary lot line. The buffer strip shall be at least fifteen feet (15') in width, devoted to screen planting and landscaping, and at least six feet (6') in height except where the buffer strip adjoins the front lot line. The buffer strip shall not be used for parking, loading, or unloading, and shall not be included in the measurement of any minimum yard. Also, no accessory structures, accessory uses, or any other uses related to the industrial use of the property or the principal or an accessory structure on the property shall be located within this fifteen foot (15') buffer strip. 10-9-4: REQUIRED YARDS:

   (A)   A front yard shall be required at least sixty feet (60') in depth.
   (B)   Two (2) side yards shall be required, each at least thirty feet (30').
   (C)   A rear yard is required, thirty feet (30') in depth or one-third (1/3) structure height, whichever is greater. (Ord. 2005-04, 5-16-2005)

10-9-5: HEIGHT:

No building shall hereafter be erected or altered to exceed fifty four feet (54') in height. (Ord. 2005-04, 5-16-2005)

10-9-6: OFF STREET PARKING AND LOADING:

Off street parking and loading in the I-1 industrial business district shall be provided in accordance with the regulations set forth in chapter 10 of this title. (Ord. 2005-04, 5-16-2005)
