ARTICLE XV

R-3 ONE TO SIX UNIT RESIDENTIAL DISTRICT

15.1 General Description:

The R-3 One to Six Unit Residence District is established to provide for multiple unit housing opportunities at lower to moderate multiunit densities. Housing in this district is to be compatible with surrounding housing types, which may include single-unit, and meet the needs of a range of community residents.

15.2 Permitted Principal Uses:

15.2a All permitted uses allowed in an "R-2" District.
15.2b Boarding and lodging houses.
15.2c Any other similar uses deemed to be consistent.

15.3 Permitted Accessory Uses:

15.3a All permitted accessory uses in an "R-3" District.
15.3b Other uses incidental to a permitted use.

15.4 When Authorized by Board of Zoning Appeals:

15.4a Care home, large residential at least one thousand feet (1,000') from an existing similar use.
15.4b Any use authorized by appropriate authority in an "R-3" District.
15.4c Nursing homes at least fifty feet (50') from any lot line.
15.4d Halfway house/group home at least one thousand feet (1,000') from an existing similar use.
15.4e Day care centers licensed by the State of Illinois.
15.4f Private clubs, lodges, union halls.
15.4g Parking lots accessory to use in an adjoining or less restrictive district when abutting or directly across an alley.
15.4h Any other similar uses deemed to be consistent by the Board of Zoning Appeals.

15.5 Height Regulations:

No principal structure shall exceed two and one-half (2-1/2) stories or thirty-five feet (35') in height, and no accessory structure shall exceed one (1) story.

15.6 Lot Area and Yard Requirements:

The following minimum requirements shall be observed along with all bufferyard requirements.
