ARTICLE XXIII

O-2 LARGE OFFICE DISTRICT

23.1 General Description:

The Large Office District is intended to provide for large attractively landscaped low-density sites primarily along an interstate or expressway corridor. The area is appropriate for regional and/or national businesses and offices, including research activities and some specialized unobjectionable ultra-light industrial activities which take advantage of the transportation corridor but are low intensity and sufficiently restricted to be compatible with adjacent residential and commercial development. This may include manufacturing, processing, packaging, assembly or treatment of finished or semi-finished products from previously prepared materials. This district is intended to have a green/open space atmosphere conducive to quality development with the preservation of significant natural features. No outdoor storage is allowed in this district and all operations must be in an enclosed building.

23.2 Permitted Principal Uses:

23.2a Offices for the following occupations: executive, administrative, professional, accounting, writing, clerical, drafting, sales and engineering.
23.2b Hospital and special care facilities.
23.2c Computer manufacture, electronic assembly.
23.2d Custom cabinet shop.
23.2e Custom drapery manufacture.
23.2f Data processing and computer centers including computer programming and software development, training, and service and maintenance of electronic data processing equipment.
23.2g Research and development, technical training and related activities for industrial, scientific and business enterprises, and design of pilot or experimental products.
23.2h Mattress manufacture with retail activities.
23.2i Printing, publishing, duplicating and photographic processing.
23.2j Processing and assembly of engineering, laboratory, scientific, and research instruments and associated equipment.
23.2k Prosthetic manufacture.
23.2l Laboratories for research, development, and testing of medical, optical, dental and pharmaceutical products.
23.2m Hotel/motel.
23.2n Trade or industrial schools, personnel training center.
23.2o Any other similar uses deemed to be consistent.

23.3 Permitted Accessory Uses:

23.3a Bar/cocktail lounge incidental to hotel/motel and/or restaurant.
23.3b Child care center when accessory to permitted principal use.
23.3c Convention center, assembly hall, display hall, or similar use when accessory of hotel/motel.
23.3d Manufacturing when accessory to permitted principal use.
23.3e Retail business intended to serve the permitted uses within the district and not dependent upon direct visits of retail customers.
23.3f Other uses incidental to permitted principal use.

23.4 When Authorized by the Board of Zoning Appeals:

23.4a Bank.
23.4b Restaurant, excluding drive-in/thru.
23.4c Medical clinic.
23.4d Essential public services.
23.4e Hospital.
23.4f Museum.
23.4g Post office.
23.4h Parking lots, public or private.
23.4i Child care center.
23.4j Convention center, assembly hall, display hall, or similar use.
23.4k Manufacturing when accessory to permitted principal use.
23.4l Radio/television station.
23.4m Any other uses deemed to be consistent by the appropriate authority.

23.5 Prohibited Uses:

23.5a Adult uses.
23.5b Auto service station.
23.5c Mini-warehousing.
23.5d Restaurant, drive-in.
23.5e Retail except as noted.
23.5f Residential uses.
23.5g Freight terminal.
23.5h Auto salvage yard.
23.5i Disposal or storage of toxic waste.
23.5j Outdoor advertising, off premise.

23.6 Lot Area and Yard Requirements:

The following minimum requirements shall be observed for both primary and accessory building with all bufferyard requirements. No accessory building shall be located in a front yard.
