I-1 LIGHT

INDUSTRIAL DISTRICT

§ 154.445 GENERAL DESCRIPTION.

   The Light Industrial District is intended to provide for the development of most types of industry with regulations designed to protect adjacent properties.

§ 154.446 PERMITTED PRINCIPAL USES.

   The following are permitted principal uses in the I-1 District:
   (A)   Agricultural farming, and cultivation but no farm animals or livestock;
   (B)   Apparel and other products manufactured from textiles;
   (C)   Assembly of products from finished materials and parts;
   (D)   Automobile repair, major;
   (E)   Bottling and canning of soft drinks;
   (F)   Bus terminal, railroad station, freight terminal, or other public transportation terminal;
   (G)   Cabinet making;
   (H)   Contractor’s offices and shops;
   (I)   Essential services;
   (J)   Exterior communication devices;
   (K)   Fleet vehicle storage;
   (L)   Food processing;
   (M)   Fur repair and storage;
   (N)   Laboratories;
   (O)   Laundry, dry cleaning, or dyeing except walk-in/drive-up;
   (P)   Motor freight terminal;
   (Q)   Pawnshop with no exterior display or storage;
   (R)   Photo processing involving photo engraving;
   (S)   Printing and binding;
   (T)   Recreational facilities (recreation, outdoor (passive), or public);
   (U)   Refuse equipment operation;
   (V)   Semi, tractor trailer, and large commercial truck wash;
   (W)   Wholesaling, warehousing, and storage, except mini-warehousing; and
   (X)   Any other similar uses deemed to be consistent.

§ 154.447 PERMITTED ACCESSORY USES.

   The following are permitted accessory uses in the I-1 District:
   (A)   Company provided daycare;
   (B)   Company provided cafeteria;
   (C)   Company provided on-site recreation;
   (D)   Indoor sales incident to light industrial uses;
   (E)   Offices;
   (F)   Small wind energy systems;
   (G)   Solar, private;
   (H)   Truck parking area or yard; and
   (I)   Other accessory uses incidental to a permitted use.

§ 154.448 PROHIBITED USES.

   The following are prohibited uses in the I-1 District:
   (A)   Uses prohibited in an Office/Research Park and Technology District;
   (B)   Disposal or storage of toxic waste; and
   (C)   Dwellings.

§ 154.449 WHEN AUTHORIZED BY SPECIAL USE.

   The following are special uses in the I-1 District when authorized:
   (A)   Adult regulated uses subject to § 154.053;
   (B)   Airstrips/runways and heliports;
   (C)   Aircraft hangars/tie downs;
   (D)   Battery energy storage system (BESS);
   (E)   Commercial excavation of natural materials and improvements of a stream, lake, or river channel and removal of dirt and or topsoil, quarry, or borrow pits;
   (F)   Commercial solar energy facility;
   (G)   Commercial wind energy facility;
   (H)   Concrete batch plants;
   (I)   Landscape contractors, and tree and yard waste services;
   (J)   Large wind energy system; and
   (K)   Storage, personal.

§ 154.450 LOT AREA AND YARD REQUIREMENTS.

   The following minimum requirements shall be observed for both primary and accessory building along with bufferyard requirements as described in § 154.599. No accessory building shall be located in a front yard.
