AG-2 GENERAL

AGRICULTURAL DISTRICT

§ 154.110 GENERAL DESCRIPTION.

   (A)   The AG-2 General Agricultural District is established to protect and maintain the agricultural economy and the open space and natural features of rural areas of the county in order to protect lands for continued farming, allow non-farm residential development on a limited basis, and minimize conflicts between agricultural and non-agricultural areas.
   (B)   (1)   The AG-2 District is also established to protect those agricultural lands which, due to their location, soils, and use for agricultural activities, warrant protection from indiscriminate development.
      (2)   However, their proximity to existing development, combined with pressures for new development, makes these lands unsuitable for preservation according to the more restrictive regulations of the AG-1 Agricultural Preservation District.
      (3)   The AG-2 District is also intended to protect those agricultural lands that would otherwise be subject to residential subdivision activity which could render these important farmlands useless for farming.

§ 154.111 PERMITTED PRINCIPAL USES.

   The following are permitted uses in the AG-2 District:
   (A)   Agriculture;
   (B)   Cemeteries;
   (C)   Churches;
   (D)   Dwelling, single-family detached (one per tax parcel);
   (E)   Governmental uses;
   (F)   Greenhouses, commercial;
   (G)   Home occupation (non-impact, minor impact);
   (H)   Nurseries, commercial;
   (I)   Private stable;
   (J)   Public parks and forest preserves;
   (K)   Roadside stand offering for sale only products grown on the premises;
   (L)   Schools;
   (M)   Transmission and distribution lines, and pipelines of public utility companies within existing public rights-of-way;
   (N)   Uses customarily accessory to farm operations; and
   (O)   Any other similar uses deemed to be consistent.

§ 154.112 PERMITTED ACCESSORY USES.

   The following are permitted accessory uses in the AG-2 District:
   (A)   Small wind energy systems;
   (B)   Solar, private; and
   (C)   Other uses incidental to a permitted use.

§ 154.113 WHEN AUTHORIZED BY SPECIAL USE.

   The following are special uses in the AG-2 District when authorized:
   (A)   Airstrips/runways and heliports;
   (B)   Aircraft hangars/tie downs;
   (C)   Agribusiness;
   (D)   Auction barns;
   (E)   Battery energy storage system (BESS);
   (F)   Bulk storage of fuel and fertilizers;
   (G)   Commercial excavation of natural materials and improvements of a stream, lake, or river channel, and removal of dirt and or topsoil, quarry, or borrow pits;
   (H)   Commercial solar energy facility;
   (I)   Commercial wind energy facility;
   (J)   Daycare home;
   (K)   Density increase for residential dwellings;
   (L)   Government buildings;
   (M)   Grain elevator;
   (N)   Home occupation (major impact);
   (O)   Kennels, animal hospitals, veterinary clinics;
   (P)   Landscape contractors;
   (Q)   Large wind energy system;
   (R)   Mobile home dwelling for a period of one year with the right of renewal for additional periods of one year for those instances where a unique and substantial hardship is found to be in existence for the protection of property or for the shelter of an immediate blood relative with a severe physical condition, with appropriate documentation;
   (S)   Public stable;
   (T)   Public or private recreational facilities (for example, golf course, marina, and boat dock);
   (U)   Recreational camps;
   (V)   Recreational use, seasonal;
   (W)   Recreational vehicle parks;
   (X)   Residential care homes;
   (Y)   Rural residential building lot;
   (Z)   Temporary uses; and
   (AA)   Any other similar used deemed to be consistent.

§ 154.114 HEIGHT REGULATIONS.

   No structure shall exceed two and one-half stories or 35 feet for the principle structure.

§ 154.115 LOT AREA AND YARD REQUIREMENTS.

   (A)   The following minimum requirements shall be met for primary structures.
   (B)   Accessory structures shall meet the requirements of § 154.039.
