12 DISTRICTS AND ZONING MAP

§ 18.12.010 Classes of districts.

In order to carry out the purpose and provisions of this title, the town and buffer zone is divided into the following districts:
1. 
RD 14000 Single-family residential district;
2. 
RD 7200 Single-family residential district;
3. 
RD 9000 Medium density residential district;
4. 
RD 9002 Medium density residential district;
5. 
RD 6000 Medium density residential district;
6. 
RB Retail business district;
7. 
HB Highway business district;
8. 
HI Heavy industrial district;
9. 
LI Light industrial district;
10. 
FPM Flood plain management district;
11. 
RA Ranching and agriculture district.

§ 18.12.020 Official zoning map.

A. 
The boundaries of the districts (or zones) are established on the official zoning map which, together with all explanatory matter thereon, is adopted by reference and declared to be a part of this title.
B. 
The official zoning map shall be identified by the signature of the mayor and attested to by the town clerk and bearing the seal of the town under the following words: "This is to certify that this is the Official Zoning Map referred to in Section 328-11 of Ordinance No. 328 of the Town of Saratoga, Wyoming" together with the date of the adoption of the zoning ordinance codified in this title.
C. 
If in accordance with the provisions of this zoning title, changes are made in district boundaries or other matters portrayed on the official zoning map, such changes shall be entered on the official zoning map promptly after the amendment has been approved by the town council, with an entry on the official zoning map as follows:
On (dates) by official action of the Town Council, the following changes were made on the Official Zoning Map: (Brief description of the changes).
The above entry shall be signed by the mayor and town administrator and attested to by the town clerk.

§ 18.12.030 Replacement of official zoning map.

A. 
In the event that the official zoning map becomes damaged, destroyed or difficult to interpret because of the nature or number of changes and additions, the town council may, by resolution, adopt a new official zoning map which shall supersede the prior official zoning map.
B. 
The new official zoning map shall be identified by the signatures of the mayor and town administrator, attested to by the town clerk and bearing the seal of the town under the following words:
This is to certify that this Official Zoning Map supersedes and replaces the Official Zoning Map adopted (date of adoption) as part of Ordinance No. 328 of the Town of Saratoga, Wyoming.
C. 
Unless the prior official zoning map has been lost or has been totally destroyed, the prior map or any significant parts thereof remaining shall be preserved, together with all available records pertaining to its adoption or amendment.

§ 18.12.040 Rules for interpretation of district boundaries.

Whenever any uncertainty exists as to the boundary of a zone district as shown on the official zoning map, the following rules shall control:
A. 
Where a boundary line is indicated as following a street, alley, railroad right-of-way, drainage channel, other water course or straight line projection thereof, the centerline of each such feature shall be considered to be the boundary line.
B. 
Where a boundary line is indicated as following a platted lot line, property line or straight line projection thereof, it shall be construed as following such line.
C. 
Boundaries indicated as following town limits, township or section lines or straight line projections thereof, shall be construed as following such town limits and lines.
D. 
Where a boundary line is not indicated as following a street or alley and does not follow or coincide approximately with a lot line or property ownership line, and is not indicated by specific dimensions, the boundary line shall be determined by the scale appearing on the zoning map.
E. 
Where further uncertainty exists, the planning commission, upon written application or on its own motion, shall determine the location of the boundary in question, giving the consideration to the location indicated on the zone map and the objectives of the zoning ordinance and the purposes set forth in the district regulations.
F. 
Abandoned Right-of-Way. Where a public street or alley or other right-of-way is officially abandoned the abutting zone district boundaries shall automatically extend to the centerline thereof.
