R-2/O SINGLE-FAMILY RESIDENCE OVERLAY DISTRICT
§ 155.1201 PURPOSE.
The R-2/O Single-Family Residence Overlay District is established as a single-family zoning district to allow residential buildings to be constructed to a point 20 feet from the front lot line. The structures located within this overlay district are generally older in nature and this overlay district brings these units into conformity with this Zoning Ordinance.

§ 155.1202 PERMITTED USES.
Any use permitted in the R-1 Single-Family Residence District is permitted in the R-2/O Single-Family Residence Overlay District.

§ 155.1203 CONDITIONAL USES.
Any use allowed as a conditional use in the R-1 Single-Family Residence District is allowed as a conditional use in the R-2/O Single-Family Residence Overlay District.

§ 155.1204 LOT SIZE REQUIREMENTS.
With the exception of the planned unit developments, a separate ground area, herein called the zoning lot, shall be designated, provided and continuously maintained for each structure containing a permitted use or conditional use.

(C) Authorized Exceptions. The Zoning Administrator may grant an exception from the minimum lot area and minimum lot width under the following conditions:
(1) The Zoning Lot consists of a single lot of record and the owner does not own any contiguous land which meets the contiguous ownership requirements of this Chapter;
(2) There exists a habitable single-family or legal, non-conforming multi- family residential structure;
(3) The owner intends to completely demolish the existing structures on the Zoning Lot, including the removal of existing footings and the installation of new underground utilities;
(4) The owner proposes to construct a new single-family residence to replace the demolished structures; and
(5) A new single-family residence can be constructed without any zoning relief other than the exception granted under this section.
If the above conditions are met and the proposed single-family residence meets all other applicable codes, the Zoning Administrator is authorized to allow an exception of up to twenty-five percent (25%) from the minimum lot area and minimum lot width. The exception shall be granted only to the extent necessary to allow the proposed improvements to be constructed.

§ 155.1205 YARD REQUIREMENTS.
Except as otherwise hereinafter provided, the space resulting from the following setbacks (yard requirements) shall be open and unobstructed:

* Plus one foot for each two feet by which the building or structure height exceeds 15 feet.
(C) Accessory Uses. The yard requirements of the principal uses shall apply to their accessory buildings except for garage, private swimming pools and tennis courts, toolhouses, sheds, and other similar buildings for storage of domestic supplies as applied to single-family dwellings shall be located not less than three feet from the nearest side or rear property line and 50 feet from the front property line.

§ 155.1206 BUILDING LIMITATIONS.
(A) Permitted Uses.
(1) The maximum building height of single-family residences, rectories, parsonages, parish houses and convents shall be two stories or 30 feet, whichever is less. The maximum height of the main structure of a church, synagogue or other house of worship [steeples and towers on such structures are exempt from any maximum height regulation] shall not exceed 65 feet.
(2) All structures used for permitted uses other than single-family residences, rectories, parsonages, parish houses and convents shall have a maximum floor area ratio of 0.25.
(B) Conditional Uses.
(1) Planned unit developments, residential: Floor area ratio shall be as specified by the Village Board.
(2) All other conditional uses shall be regulated on the basis of a maximum floor area ratio of 0.25.
(C) Lot Coverage. The maximum lot coverage shall be sixty percent (60%). For all impervious surfaces where brick pavers are used instead of concrete or asphalt, the Director of Community Development is authorized to allow an increase in maximum lot coverage of an amount less than or equal to twenty-five percent (25%) of the allowable impervious square footage for those areas which could have been covered with concrete or asphalt.
