Business B-1 Zoning District
Class 1 permitted, Class 2 administrative and Class 3 conditional uses, as listed in Chapter 10.28, Table 10.28A. Particular emphasis shall be given to ensuring that B-1 uses and land divisions will facilitate future urban development and extension of utilities. No open space in this zoning district may be used for the storage, display, or sale of used vehicles or equipment.
The professional business (B-1) zoning district is established to provide for a transition between commercial and residential areas where urban governmental services are currently available or will be extended by the proponent to facilitate development at no public cost. Urban development standards shall be required for B-1 developments meeting the city's minimum urban standards.
This zoning district permits specifically enumerated uses of a type designed to provide services of a personal and professional nature. (Ord. 1634, § 66, 2004.)

(a) The minimum lot size requirements for any newly created lot (including lot line adjustments) in this district is seven thousand two hundred sq. ft.
(b) Proposed B-1 development shall ensure adequate setbacks, buffering of adjoining uses and sensitivity to physical features. Lot sizes shall be increased to accommodate specific uses, lot coverage, setbacks, access, landscaping, and other requirements as provided in this title. (Ord. 1634, § 68, 2004.)
