86 - MISCELLANEOUS BULK REGULATIONS

17.86.010 - Courts.

A.

An outer court shall be at least:

1.

Twenty (20) feet wide;

2.

As wide as its depth; or

3.

As wide as the height of the highest wall adjoining such court, whichever is greater.

B.

An inner court shall be at least fifty (50) feet in horizontal dimension. Two (2) open and unobstructed passageways, each at least twelve (12) feet high and nine (9) feet wide, to permit access by firefighting equipment, shall be provided at ground level to any inner court.

17.86.020 - Spacing of Buildings.

A.

No residential building, including multifamily dwellings, which is within one hundred (100) feet of a front plot line at any point shall occupy more than one hundred twenty-five (125) feet of a plot width, measured at a uniform distance from and parallel to the front plot line.

B.

No principal residential building including multifamily dwellings except in the RHR district shall be closer to any other principal building on the same plot than the heights of the taller of the two (2) buildings.

C.

No accessory building shall be closer to any principal building than a distance equal to the height of such accessory building, and in no event less than five (5) feet, unless it is attached to and is part of such principal building.

17.86.030 - Height of Buildings Near Airports.

All buildings located (A) in areas surrounding the boundaries of airports having an established approach plan that has been approved by an appropriate agency, (B) within ten thousand (10,000) lineal feet of the boundaries of airports that do not have approved established approach plans, shall be restricted in height to the requirements of the Federal Aviation Administration.

17.86.040 - Maximum Height Restrictions.

The maximum height for any building or structure in any district shall be as specified in the individual zoning district regulations, except that the Planning Commission may establish a lesser or greater height when it is deemed appropriate by taking into account special topographical considerations of the parcel and features of the built and natural environment in relation to adjacent parcels, land uses, and exceptional building constraints.

17.86.060 - Other Districts.

In all districts the following are permitted height exceptions: the height limitations of the regulations shall not apply to a flag-pole, spire or cupola, nor to a chimney (except a smoke stack for a greenhouse in any R district); elevator or stair bulkhead; penthouse; water or cooling tower, any or all of which occupy in the aggregate not more than ten percent (10%) of the area of the roof of the building and shall not in any event exceed fifteen (15) feet above roof level; radio and television transmitting or receiving towers, aerial of antenna not exceeding sixty (60) feet in height; provided that only one (1) ground-mounted tower shall be constructed on any residential lot zoned RE or less, and that the radio or television transmitting or receiving tower be setback from all property lines a distance equal to one-third (⅓) the height of the tower and antennae.
