The general regulations affecting the use of buildings, structures and land and the bulk and arrangement of buildings and structures, and of materials and equipment occupying land in connection with nonbuilding use thereof for each of the districts established by Chapter 17.06 are established as set forth in Chapters 17.10 through 17.51 and 17.54.
The areas and boundaries of such districts are established:
A.
The following procedures shall apply within each district as to application of the use and bulk regulations. In general, all regulations are exclusive and noncumulative except where the regulations of a district expressly incorporate regulations from another district.
B.
The bulk regulations are presented for each district under the standards established in Chapters 17.10 through 17.46 and 17.54.
C.
Separation requirements for land uses shall be measured by a single straight line from front door to front door unless otherwise specifically mentioned by other City regulations or mandated by Johnson County or mandated by the State of Kansas.
For establishments serving liquor, the boundary of outdoor areas where liquor is served shall be considered as a wall when measuring separation. An exception from the separation requirement may be made by submitting a formal letter to the Community Development Department requesting the exception. Said request may be accompanied by a letter of support from the nearby church or school. Exception requests will be administratively reviewed for impact on parking, hours of operation, and noise. Exception requests that do not have a letter of support from the nearby church or school shall be reviewed by the Planning Commission who will consider staff recommendations and public comments before deciding whether to grant an exception.
